The main reason you have managed to contain the cost is because you have been directly involved. Same thing applies with the infamous matatu business. Owners absence has it's costs.

Building relationship with hardware you trust will help you so much as a builder and I am talking from my experience. I started building 2020 by grace of God, I finished my estate 2022. This year I started building my retirement home and all that time I have used 2 hardware store and they have never let me down and have never let them down. Trust is the key! To God be the glory. I prefer to do your way Over Amerix idea. But I've advised people to take a loan ,build in three months and occupy the house asap to avoid rent payments.then pay the loan in like 8 years. Save to build is not possible to many.

you use both at different stages. also it depends on the structural detailing

Depends on many factors. In my storey buiding I have used D10, D12, D20 even D25 for beams
