My first home I saved enough money for a down payment and then looked for a good property that I could be living in and renting out the basement. I also looked a lot for a great deal that was under priced so that I could instantly take out a HELOC (Home Equity Line of Credit) that I used as a down payment for my first investment property.

I’m in the UK all this sounds great but they have made it harder and harder to do this if I got a home and they were paying me rent that was more than the mortgage let’s say I was making max 4-500 profit a month you now have to pay tax on that and any problems with the house not as easy as it was!

It's the same thing here in the states. It's best not to show income your tax return if at all possible. Live off your refinance loan and pay 5% interest instead of living off income and paying 35% tax.
