Hello, thanks for great information but you never mentioned anything on inheritance law of the property or how that’s dealt with because I read that you have to make that clear to purchase a house. Was that wrong information please? 🤷‍♀️

I haven’t mentioned it because they can become very complicated and it’s best if any buyer discusses it with the notaire dealing with the sale to understand what’s best for their situation.

If your moving to France then learn to speak French , a pet hate of mine is expats moving to France and expecting everyone to speak English. Btw a great informative cast.

It’s not just the notaire fees but all the taxes, etc. the 10% is a guild only

Most useful websites : 1. DVF (demande de valeur foncière, official government site). Tells you the price payed over the last 5 years for properties in a specific area. 2. Moteur immo. Search in dozens of real estate sites at once. One research and alert for free, or (well spent) 9 euros per month for full features. Very orofessional, used by the 'marchands de biens' who buy and resell as fast as possible.

Very useful thanks. I’m a Brit living in UAE. My passion was always to move to France. I thought it was challenging since Brexit. It would be useful to do a video on that process. How to live there full time. What do you need to put in place. I’m reading conflicting info. Thanks cat-man 😀

Obviously you’ve done it and recently so must be possible. Or did you do it before brexit rules kicked in? Anyway, I’ll keep watching your vids. Thanks for replying

May I add my experience? Even few french personns knows it is possible, I did it 6 years later. I am french, and I bough a house to be renewed, with a little more than the half of the price, no bank wanted to finance the rest, so I asked the estate to ask the saler if he would agree to be payed for the rest, monthly in 4 years, (prèt vendeur), and this one agree. before, for other houses salers needed money immédiatly, so if has not be possible.. the notaire write this on the act, and every thing went ok. you just have to explain you wil be able, like you will do to a bank, to paid it every month or semester or whatever you propose. I find this solution very humain, worth to be lived. Salers whe accept this "prèt vendeur" will probably be a little more than just a saler who would desapear after the sale.

Thank you! This is common practice in the US. I agree it’s very humane and helpful. But you are right, it only works if the seller doesn’t need her money up front. Often families will do this. We say the seller “holds the mortgage “ and the agreement is a formal, enforceable contract. So of the buyer can’t pay, the seller gets their house back.

Hi. Really Appreciated this video as you can tell by my comments! But I think the music is very familiar is it the same is Château DeRosier? The big Château renovation? Anyway take a look it’s on another popular channel and you might want to shift it out. It’s funny how associative music is actually.😊

Hi there, we are looking to move from Wales in the next couple of years, we have a house to sell here, would it be worth us selling this beforehand and renting somewhere so our sale money is in savings, or could we buy in France with the equity to come? Thanks

Either way is fine, it would depend on your situation really. The up side of selling first is that you have the money ready which would make the process a little easier but the downside is that it can be difficult to find a rental property in France. Yes you can make an offer on a property in France with a clause in the first contract stating that it’s subject to selling your house in the U.K. If you want/need it I do offer 30min or 1h consultation to offer help/advice/answer questions, please see the pinned comment at the top for more information 😊

It’s not a pellet stove but a normal wood stove and yes those fans work by blowing the air around 😊

Do you have any advice on schools in France? We’ve been looking but the places we want to live don’t seem to have international schools and I wondered if you’ve spoken to anyone with any experience of moving schools to France?

I just found your channel today, I live in the US and heard that if you have dual residency, it is easier to buy a home in France because you are in the EU is this true? Love the channel and subscribed and I will be watching.

My dual residency is with Italy and the US, which i love, but I heard if you have that within the EU, it's easier to buy in another European country.

Your country of residency makes absolutely no difference in your legal ability to buy a house in France. (They are a bit angry about Brexit, so there might be extra hurdles for Brits. but I don’t know.) I’m a US citizen going for my French residency, and while I need to meet certain requirements, they are the same as a French citizen would. Bank account, etc.) You don’t even need to set foot in France to buy property here. Like most countries, at least in the West, people can sell their property to whomever they please. Now, if you need a loan, that’s a different story. Probably not going to be able to get one. And difficult even if you are here. Live your dream!

I would stay away from auctions. You need a lawyer, you buy "as is". The owner may still be in the place ... And the price will not be that low actually

A few tips. For some unknown reason, a village can be very nice with open-minded people and lots of social events while the village 3 km away is just the opposite. The notaire will tell you about narural risks such as forest fires or floodings, but not about the TGV railway or the highway that is planned nearby. Stay away from areas with 'argiles gonflantes' and from deep valleys where the sun doesn't reach the village for months in winter. You want a house facing south or east. It could be wise to rent first but its nearly impossible without an income on a french bank. Look for a 'meublé' instead, it could be easier. And finally take climate change into account, because the french could well start to move to britain someday 😢
