I'm from Sweden it's almost impossible to buy a house without riba. I'm young so I don't think about buying house yet but I will have to save for over 20 years to buy a good house. That's a lot of time but I think it's better with patience. Inshallah Allah will make it easy on us.

We as Allah's noble creations live in a linear timeline. That is the extent of our intelligence so far as bestowed upon by Allah. However, this linear time is our point of reference (this is all we got!!) to measure our existence in this life. For us, we understand there is a past, present and then the future. However, this concept of timeline does not and should not exist in the higher realm(whatever that is). Hence Allah the all knowing forgiving any of us in the "future" has absolutely no impact on any of us going to Jannat or Jahannam. If we believe in the popular religious nonsense then it should also makes sense that we are just going through preplanned absolute path. You can't have it both ways. Whatever we do in this world does nothing to change the fate of human beings. People who were gonna end up in hell will end up in hell because they are gonna do everything as per Allah's will to end up not in Jannat. If this argument is not true then somehow Allah the all knowing refrains himself from knowing the fate of his noble creations. That seems very inefficient and illogical even with my simplistic rudimentary thinking.

I'm 18 and a hidden convert and i don't think it'll be possible for me to buy a house without interest. That to when I'll grow up I'll be working as a chartered accountant in a conventional bank because my hindu parents won't let me work in an islamic bank. Will be trouble. I have been always impressed by Zakir Naik (may Allah reward him Jannat Al Firdouws), but here I disagree with his opinion in particular after doing a really long and deep research. The problem with Riba is way deeper and complicated. The reason why Riba is such a big sin, because it is technically a cancer of society. It causes housing prices going up, inflation and the worst part enslaving people. Historically US houses prices went up because of the mortgage. If nobody takes a mortgage and buy only with cash, this insane expensive housing system will never ever happen. That is how Shaytan plays with the economy. As a result, slavery system has been created, where home prices went up and hardworking people cannot afford buying a house with cash! And a Muslim has to go and take a mortgage and kind of support this haram slavery system. But for what? Just to have a house in this life? What about Akhirat? Where would you prefer to have a house, here or in Jannah??? As a Muslim we must not be a part of this haram system!!! And if you love Allah and follow all his rules you will never ever end up in the dead end. If you cannot afford a house in cash, then you need to think how to save money, how to make more money. Probably not buying iPhone every 2-3 years, not buying new premium cars, not going to restaurant every week, etc. Check how much time you spend every day on KZbin or Facebook? How much time we waste spending on our phone or watching movies? Seek knowledge and ask Allah to multiply your Rizk and knowledge. If your dua is accepted, then nothing in this world will stop you. For Allah, what we are asking is EASY. But obviously we need to work hard. If you wake up every day for Fajr, and study nonstop from Fajr to 9 am, or if you don't have a job till 3pm, after 6-9 months you will notice the difference. You will be able to find a really good job! Don't think that I am rich. I am also in your shoes, living in America and wanting to buy a house and also wanted to go with Islamic Banking. But I changed my mind and decided to buy only with cash after doing research regarding Islamic banking. I buy only used cars, buy only used mobile phones, don't waste my money for unnecessary things and Alhamdulillah, after 12 years I am very close to buy a house with cash. Of course, not luxury big house, an average house, that needs to be remodeled, may be small backyard but it will be my house with no Riba!!! And I am not going to support this haram slavery system and not going to be a slave of this system. Imagine you take mortgage for 30 years. And, for 30 years you will be a slave of this system, being afraid to lose your job and will be supporting this haram slavery system, because of which many people cannot afford the house! May Allah guide and bless you!

I agree with your statement. It's the best way and 100% halal. But you forget that if you buy the house for cash you still pay the insane expensive price for a house and this holds the marketprice at the top as it is. To be fair not buying it wouldnt change much as long other people work with interests with banks and share the same market with you. Also your money looses in value over time while you save money. technically you pay way more for that house because of inflation while the others with borrowed money + interests technically pay way lesser money through inflation. this makes the gap so big. Also if you pay more for your house through inflation to buy it in cash. the banks, war or other things can drop the house price so low after you bought it. it's indeed a work of shaytan!

In our country, we suspect the Islamic banks are not 100% sharia based. But, the returns are not interest, Alhamdulillah we are sure for 100%. Since, there are so much fluctuations in the returns- and the bank claims it to be profit. We trust them- as they say this. You can never understand their whole system, unless you work there. But, of course these banks are better than interest based banks. Islamic banks are taking responsibility. When you have only two options this or that. This claims- it’s halal. That clearly says- it’s haram. You should go for this. I had heard an example from an Islamic Scholar- he explained it in a good way. Suppose, you go to a restaurant ( that’s the only restaurant). They offer beef ( they claim it’s halal) and pork only. You know- the cooking process of beef might not be in the proper way ( cross contamination)and also suspect it could be haram. But, of course, you are not going to choose pork over that beef.

Shabir Ally of Canada is a scholar (self declared). He said it is OK to buy a house with a mortgage paying interest. Also long as you are not eating interest money, you are ok according to Shabir. According Shabir Ally (did he change his last name to make it more modern from Ali?) Quran only prohibits earning interest not giving.

A great alternative is to go with seller financing. There are many motivated sellers who want to get rid of their houses. Look for a property in distressed condition and ask your realtor to find homes with a seller financing option, ideally with 0% interest. Trust me, they can find one for you. Don't negotiate on the listing price, and try to offer a higher-than-average down payment to secure the deal. I'm confident you can find sellers like that. Just give it a try!

I came to Canada in 1992 now for the first time ever they introduced hallal option for home mortgages .But in those days homes where priced for 250000 now you cant but anything under a 1 000 000. who in the world is going to save that amount . Everything is expensive plus on all of it we have income taxes. which is about 38 cents on every dollar we make.

How Ijarah is different than Interest? I've investigated and found both almost same (principally). Ijarah is the RENTAL INCOME you pay to the bank. Also, Islamic banks charge much higher rate than conventional banks. e.g. Commbank in Australia offering = 1.99% for 2 years and then 3.31% An Islamic institution offering = 3.68% Also, if you try to save money to buy property on cash, it's nearly impossible unless you earn million dollar a year. Because the capital growth of properties are 20x higher than your average income. You WOULD NEVER BE ABLE TO SAVE MONEY TO BUY HOME IN CASH in your lifetime, practically speaking. P.S. also why would any bank or financial institute would allow you to take loan without paying them money on top (interest) whats their benefit? It doesn’t make sense how this is even possible to operate RIBA FREE in this world.

May Allah forgive me. I avoid buying a house but I have a bank account which is in a RIBA based system. I work hard for my money but the company I work for uses money from a RIBA system to pay me. I stop working and sit at home, the government pay me through a RIBA based system. Why do sheikhs only focus on mortgages?

It doesn't matter if your bank is a riba based system aslong as you don't take interest money on your savings there is no sin. Aslong as you have worked a halal job how ever they pay you is not your problem neither is it haram on you. And if you don't work and recieve benefits from the government it's still not haram on you because you haven't been involved in Riba.

aslamu alaykom. im a teenager im 18 years old i lately discovered that riba is something haram.. i discussed this with my parents (we re a muslim family) and they said that a loan from a bank with interest is necessary to buy house and it better than paying rent every single month with risk of having to leave if the one that owns the building kick us out.. i mean what they said isnt wrong it s financially reasonable but something in me bothers so much just thinking about the idea that i have to do something haram (riba) to own a house and live comfortably i was kinda happy when i heard there islamic banks but when i did more research it turns out that it s not really halal so now im stuck .. does anyone have any idea im considering going abroad after finishing my studies work and pay rent there then quit after gaining a some of money that will multiply thanks to the difference between currencies and thus owning a house and realizing my dream of lazing arround does anyone have any other suggestion that is less difficult and doesnt require going abroad

Masha’Allah it is refreshing to know that as an 18 year old you have researched and questioned Riba and understand the significant consequence of it in Islam even though your parents may not be fully aware, May Allah forgive us and our parents. It’s important that we try to hold onto these values, and I agree with you that Islamic shariah compliance seems to be worse here in the west or as I’ve heard just very similar and almost charging double the cost. I have been contemplating for many years whether or not to buy a house on mortgage but Alhamdulillah my mother told me to stay away. Insha’Allah I will never be tempted to buy through mortgage. There are other conditions such as Gharar and two contracts signing in one sitting, all of these are to be avoided also besides Riba. Pls look qt other conditions too, then it is Shariah Compliant. Please sit with your local Mashayekh in the west and ask this question from them. Jazakallahu khaira

(Cost + service charge)/number of instalments is nothing other than higher purchase which is also nothing other than what we call flat interest rate loan. Now if the number of instalment = 1, the entire transaction becomes a conventional fixed deposit! To confuse fools like me, you then throw in an object such as a car or a house in between lending and borrowing to make it “halal”. I think something very important is missing here - the spirit of the law. Sharia without the spirit is just like an empty vessel, nothing more.

Higher purchase is not haram. If the contract states that the Bank will be buying the house for you, and you have to buy back the house from them on installment, then its halal.

By your logic no one could own a business. When you go buy bread for $1.99 do you think it costs them $1.99 and that’s how much they are charging you? Or do you think it costs them 20 cents to make it and then then 50 cents to pay people their wages, pay for shipping it, etc. so they then profit on it as well. Interest is profiting money from money which does not have an intrinsic value where as an asset (like a home) does. So they make money from selling the home. Let’s say you were selling your car to someone for $10,000 and they say they’ll buy it but pay you after 10 years. By the time you get $10,000 in 10 years the value of the money is less and you lost potential of using the money so you’d sell it for more on installment or require upfront payment.

Assalamualaikum Islamic bank buy home for us say for about 500000. After buying Islamic bank says now the price of the house is 1000000 which is calculated same as regular banks based on compound interest for 30 years .Now we have to buy from Islamic bank by paying monthly instalment and say some different words but they are taking interest. If Islamic then they should take same amount back whatever the market value is present, nothing upon that .

Sorry to say, I work in the banking industry and there is no such thing called Islamic banking and halal mortgage. Islamic mortgage is just a game of twisted names, terms & conditions and they are coming up different names of interest based mortgage. Also, Islamic banks will rip you off on the name of Islamic mortgage. Sorry, but it's a fact!

Yes you can its a part of business... If you buy something you can sell at any cost you want.. But make sure it should be according to market condition and competition.. But you should not lie, betray, false things about product. Then its halal

Sir i am a student of chartered accountancy (CA). Sir i am confused about the salary earned by chartered accountants. We are hired for the audit of big companies. Most companies have interest involved in their various transactions. We have to deal with interest almost wherever we work whether its banking sector, company or any industry. Is that fair to audit these as their all dealing and transactions involve interest element. I really want to know its answer because i am really depressed upon this. In this era it has become very difficult to find a job where interest is not involved. So what should be done in this regard. Please guide me about this because i read that in islam there are strict prohibitions about interest.

Mostly its same thing just change of words and meanings at the end if I buy a house for 100000 and islamic bank gave me loan for 100000 and I have to pay back in 30 years my monthly payment should be 277 so I pay no interest nothing 1000% halal understandable but they tell u we give u loan for 100000 but u pay 200000 and we make installment for 30 years and i pay 555 every month so what is that they say we did business with u and conventional bank do same thing business 100000 loan u pay 5 % interest + principal u pay same or may be less if u pay off ur property before 30 years but in Islamic u have to pay back 200000 even u pay in two years so which one is better or more sensible

Whoever told you that is wrong. Do you research in the correct way. It’s not your fault if the mosques are closed you have to abide by the law. You can pray Jummah at home and still get the reward. You are Muslim. You believe in Allah (swt). Trust and have Tawakkul and don’t listen to ignorant people. Do your research from Quran and Hadith not from random people.

Unfortunately even the so called Islamic loans are not sharia compliant. Some are advantageous where if you decide to pay off the house they would go back to the market and see what the value of the house is and make you pay the difference.

Assalamualaikum. Greetings from the U.S. I've dealt with the Islamic banks (very disappointed ☹️). The "deal" was worse than the conventional banks. There are some very nice tents which can be purchased. Set them under a bridge to keep dry. I wouldn't suggest tent encampments as there are some people with drug and severe mental health conditions that act violently. Also, ALWAYS keep your ID with you. You may be able to get a PO box for your address.

@@rukayattitilayo1294 SURE! If you're in the U.S. , you can get a tent for about $50.00 They fit four people. $200.00 buys one for 6 to 8 adults. They are light weight when folded. Put a tarp over them to protect from wind and rain. People may try to break in to steal your stuff, or even hurt you. So you may need a weapon. The cops will make you move your tent, if it's on the sidewalk😠👮🏻♂️⛺. It beats the homeless shelter though. You can get decent food from the local dumpster. Stores and restaurants throw perfectly edible food away. That's why it's good to be in a nearby city. Try to stay clean-looking so as not to arouse suspicion. Get a cart with wheels so you can carry your tent with you. It's a tough life but, it's only way I know how to completely avoid riba! I wish you the best!😁

Salams! Isn’t the Quran condemns the person taking Riba, not the person giving? The ruling with alcohol is clearly mentioned that anyone involved anything with alcohol is haram. Is there such ruling for Riba like for alcohol? Please explain. While living in a rented property, if any misfortune happens to the person who earns and can’t pay the rent, they will be left with no place to live. Isn’t the house a necessity? Islam has allowed to eat haram when there is a necessity. Ofcourse there are halal banks in Europe. But buying a house in halal banks is more difficult than conventional banks.
