Hi I just watched this video it is very informative. You said BDO will facilitate the transfer of title to the buyers name is that the right practice? I am asking since we are currently in the process of acquiring a foreclosed property from them, we were asked to pay 28K for miscellaneous services one of them is the RD registration worth 16k plus doc stamps 4+k when I asked if the title will be transferred to our name they said only after the house is fully paid is that righ

I would hire a reputed legal firm to do the title transfer for me and do background checks on the current title, ownership, etc.

Yes, you can certainly do this. For title transfer we have a processor that we refer to our clients. But if you already have a team that you trust to do this, then that would work as well. As for the due diligence, our team usually does this for our clients but you can also hire your own atty to do the due diligence.

Does the Bank guarantee, property will be vacant and title free from encumbrances on a foreclosure?

Hi Stephen, not all banks guarantee it. That’s why it is important to do your due diligence.

@@RealEstateAlexZeta Doing due diligence must be the hardest thing to do in the Philippines as most are done in person and not online.You also need to know where you're going and by the time you have all the info, you wasted months/years of your time.

This is something that we do for our clients at no extra cost.

Hi, I think some banks will allow but it's best to loan to BDO nlng for seamless transaction.

Hi, for foreclosed properties bought on instalment, how long can you make improvement or take over the property?

You can make improvements after the CTS has been sign between you and the bank and the loan take out is successful.

The bank will give a cancellation of mortgage. The owner will then submit title at ROD to remove mortgage

Hi, you’ll need to check with the bank when the unit needs to be vacated.

pwede po kaya yun loan take out itransfer sa bank if hindi approved ni bdo un over all 80% loanable amount? ilan months rin po ba sila nag pprocess for the approval?

BDO approval for home loan is 15 banking days. I'm not sure what you mean by your first question. If the loan is not approved, the property cannot be transferred to the buyer
