If you acquire land and transfer it to trust your trust owns it. However, the catch to that is how you set the trust up. The trust has to be private if you don’t understand private your property will be public. Ppl assume the “Government” has all this control over your property and to an extent it does. But the reason why is ppl not knowing how contracts work. They get a loan from the member banks of the federal reserve, agree to give away the property rights in the contract, sign in blank and then become a trustee or custodiant of the property. You don’t have beneficiary title but you have legal title, legal title gives you ownership and the owner pays taxes. Nothing wrong with paying taxes for use someone’s else’s property but if it’s your why are you paying taxes? We are doing bare minimum thinking!

Most land bank listings I came across require proof of funds to cover reno. Usually, the amount is pretty high. Needs some financial readiness to get started.

I would say get 3 to 5 quotes to fix the house. They apply for a loan like a checking line of credit. Where the offer u more money but u only payback what u use.

Most of these houses are teardowns at best and would cost many tens of thousands to rehab. Hazardous material removal/ containment. Its not helping anyone but the city collect tax revenue while you go broke fixing it and then cant recoup cost because of its location. Youre lucky if it isnt vandalized before you even get 25% of work done.

Thing is landbank properties are bid on (at least in Detroit) and they are not a secret ,so you have to have money in order to win the bid ,then the county requires that you rehab the property in a certain amount of time or they take the property back and forbid you from participating in the landbank auctions again. Also the landbank properties are usually in need of full rehab so that costs you a lot of money ,thus defeating the opportunity to purchase on the cheap and rehab them

No, a whole lot of opportunity to LOSE your loan money & property in general. At this point it is a SCAM. It wasn't before but now that the masses know about it, it not feasible to do it that way. It's better to get a Fannie Mae loan.

This is an excellent thing to consider and focus on, bcuz I firmly believe that Americans should stop leaving the country for cheaper living. But land bank properties are not just about vacant properties. It's mostly why there are so many abandoned properties. In Syracuse NY, for example, I found that most of the land bank properties are in severe flood zones. And I noticed that a couple or a very few investors renovated properties and made them very beautiful, but people are probably reluctant to buy in a flood zone, and on a street where that renovated home is the only livable home on the block--no matter how low the home price is. The house is surrounded by condemned properties and extreme ugliness. People may even be afraid to rent the one beautiful house at a low price. I'll look into the Wilmington land bank. Installing cameras on the property is a good idea.

Not 100% true for tax liens, a big benefit of tax liens that ppl don't know is tax liens are governmentz mandated, yes there is a redemption period, if they redeem you get the money you put up for the lien back + interest, if they don't redeem you get the property for the price of the delinquent taxes its a win win either way... Now with the landbank team you own it outright no redemption period which is just amazing and that's why I joined the team this month

The Land Bank is exclusive for michigan residents only. They are not interested in outsiders Moving in. Detroit will take forever to develop. Outsiders will quickly decelop the neighborhood blight, making more homes quickly more available, helping detroit rebuild. But no. Of the losers, by the losers, and for the Losers.
