You speak of a foreclosure wiping out all encumbrances and attachments, liens, with the exception of governmental liens, tax liens etc. Does a foreclosure wipe out all heirs claims to the property? Say, grandma left it to me and she passed away and the taxes went unpaid, it went into tax foreclosure, new buyer paid the taxes and received a quitclaim deed, but now I want it back. This webinar was awesome! I want more content!

Hello RNguy, in most states if the taxes are not paid - and it sold at the deed auction, the heirs cant take the property back. Its the heirs responsibility to contact the county and update their current address. So if they don't pay the taxes just like the original owner, the would lose their rights just the same. Just need to find some investors willing to go in on the deals 😁😁 Know anyone? I am starting my business with my first flip underway. With $50,000 invested my appraisal came back at $120,000 - $70,000 profit margin. But until it sells I need capital to move forward on more projects!

Great Question, it will depend on the government lien but we will usually try to negotiate it down to a lower cost. But usually we just try to avoid buying any tax deed with government liens issued against them. Thanks for the question and for checking out our training. Thanks Again, SJ Swenson

So let's say I won the bid here in FL, what is the next step? How do I know what else do I have to pay for the property besides the bid? Are we responsible for any back liens or something it did not show in the tittle?

Hello Paulo, this question is one that can not be easily answered in a quick response but I will do my best. If we are talking about Florida Tax Deeds we will need to fully research the property before buying it at the sale. For the most part mortgages, judgements and non-governmental liens will not stick to the property after foreclosure. But any governmental lien can and most likely will stick to the property after the sale. So we need to research for any federal, state and city liens that are still owed against the property. We can search for these government liens by having a professional title company do a title search for us on each property. Or in some states like Florida we can research the property ourselves doing what we call an "Investor Title Search". We teach our Members and Coaching Students how to research the title using the county online records. Usually the most common types of liens to stick to the property are city and utility liens. These could be nuance liens like grass cut/mow liens, or something like a city water bill that was not paid. If there is governmental liens on the property - then we might contact the city and try to negotiation the lien amount. In the past we have gotten governmental liens reduced in agreements to pay them off. But some liens could be so large we avoid buying the property at all. That's why is so important to fully research a property before buying it at the tax sale. Hopefully that will at least give you an idea of what to expect in researching tax deeds before buying them. @@paulojustinianookubo Hello Paulo, yes a Title Search will pull up anything you need to be mindful of when buying Tax Deeds. You can also research the court records as well to pull up the lien and judgment information. But the problem with Title Insurance is most Title companies wont issue insurance on a tax deed. You need to do whats called "Quiet Title Action" to turn the Tax Deed into a Warranty Deed to get Title Insurance. There is really are many things investors need to be aware of when buying tax deed property. You can make a ton of money, but if you don't do it right you can loose a lot as well. So its good to get educated up before putting your hard earned money into a tax sale property. At least that's my advice to any of our new students. Good luck and thanks for Watching. SJ Swenson
