Are these not more a risk issue? Ie so many high street shops/food estabishments etc are going out of business. So what about default of goes into bankruptcy and then issues with long voids for finding next commercial tenant. I have a decent residential portfolio but may consider pulling some equity into some commercial units.

You need a JV partner now as bridging companies will not lend 100% to buy the deal. They only lend 65-70% LTV of initial. They will lend 100% development and 75% GDV “after” the development for B2L refinance. If you have lender that will lend 100% finance then happy to be corrected. Thanks

Hi Ranjan, loved this presentation you did and thank you for all of the useful and valuable information. I just wanted to find out if an agreement to let and an FRI lease can be included in the same agreement or would they have to be done on a separate contract? I understand FRI lease's will make the tenant fully responsible for all damages and wear and tear etc so thought it would be more beneficial in the long run. Please let me know when you can! Sam. (I was in the audience)

Is this still available as the strategy of equity from the deal strategy one? Be great if so......Cause of bridging lenders have more strict especially for new investors and credit as well - this really affects me.

I'm struggling to understand the pension part? I thought you had to be 55 to deduct and lump sum from your private pension?

You have to be 55 to draw your pension. Here, I wasn’t talking about drawing a pension. I was talking about your pension buying a commercial property from you at full market value. Therefore if you have added value to that property, you will be extracting money from your pension

Hi. Just to clarify, you need very little money to agree an option with the vendor. Once you have obtained planning permission and/or agreement to let with a commercial tenant, you are then in a position to secure a bridging loan based on the uplifted value. In this case you do not need deposit equity, since you have just created equity in the deal. Hope this explanation makes sense.

Could you explain: 23k a year on 6% yield gives a value of 800k?
