Wow. You're describing the exact nightmare scenario I'm going through right now. I think I made a mistake choosing my mortgage broker. He was very helpful at first, but then very vague with my initial questions and sent me out to put in offers. Only after I had an offer in (thank goodness I didn't lose deposit $$) did we figure out the DTI didn't work with my counties Down Payment Assistance Program. I wish I weren't in such a time crunch. Grr. I'm stressed that something's going to wrong at last minute...

I always watching your videos. Really helpful informative. First time home buyer here purchasing a house for $327K, the appraisal came in at $303K. I will be able to pay the 1/2 of it but i wasn’t sure of that would make sense. Agents are working on it. So yes, it’s stressful.

Hello, Jen I had a question for you. Been watching your videos for the past couple of months and got to say I've learned a lot. However, I'm still stuck on when is an okay time to get pre-approved. I'm really close to a 580 middle score. I work two jobs and this year will be 1 year at both. With both Jobs Gross I make roughly 115K. Should I wait till I have that 580 middle score or should I wait till I have 2 years on both jobs? Just really curious on what I should do. Any help is appreciated thanks.

To use two jobs most loan programs require a two year history of having two jobs. It does not have to be the same two jobs but you need to show a history of managing multiple jobs. There are actually a lot of layers to this so there’s not a fantastic answer without knowing more about your unique situation. Grab a time on the calendar and request Sandy. I would get preapproved for your next house before your current house sells. We can easily pre approve you based on selling your house and it’s better to do that before, then sell your house and find out after that that maybe you don’t qualify for as as much as you would like.

It depends. Do you want to work with a lender that just works for the builder and does not work for you? If you want to work for a lender that just works for the builder just wait to get preapproved till when you go there. If you want a independent third-party that just works for you then get preapproved with another lender.
