Great educational video, thanks for doing this. I have couple of questions if you can help with: 1. When do these special assessments taxes end? 2. Which properties may be exempt from these special assessment taxes? I am guessing it would be based on the year of built. Thanks again for great content!

Hi! Glad you found the info helpful! Some of the larger line items, which are bonds and often called Mello Roos, can roll off. They are normally 20-30 year bonds. It's a case by case basis and the newer the home, the more likely it is to have Mello Roos and higher special assessments. Oftentimes we have to contact an assigned 3rd part bond administrator to get the details on the line items. This normally happens when we are in escrow and doing our due diligence. All properties in our area have special assessments but for some, it can be as low as $70 for the whole year. The highest I've seen is $6500 for some new construction homes.

For tax questions, the best person to ask is your CPA. I know there are some property tax reductions for military if you have 100% disability status, but other than that, I'm not sure... Appreciate the question and channel support!

Great video. Thanks for putting out these educational videos. Is there a difference between special assessments and Mello-Roos taxes? Are both represented in the property tax figure shown on Redfin?

Hi MrGreedos. We consider special assessments and Mello-Roos to be the same. Basically base tax plus special assessments.
