Guys... Come on. There are few things on the planet more localized, than real estate. Being all butt hurt about "OH YEAH!!! Well I made 3,917% *THIS* week on my house that I *OWN* on the moon..." Really? Having that NYT calculator is FANTASTIC. These videos are perfect to get us all thinking. Not wrapping around the axle, when we buy emotionally and defend logically. Your videos rock Andrei. Mad props!

I am a finance student and this stuff is so boring but I also know it's important to understand for my own personal decisions in the future. This was the easiest to understand and least boring video of all that I have watched, lol. Andrei is smart and enjoyable to watch. I feel like I am ready to do my project now. Thanks.

It is easier to watch to watch this video than to read about it, but it's also fundamentally flawed, & NOT because homes are a good investment. Rather, Andrei seems to assume that people watching a channel about saving, investing, & minimalist living will have somehow saved nothing, & then decide to buy a home using one of the worst methods possible, taking out a mortgage from a commercial bank. Instead, just using Andrei as an example, take the roughly $200,000 you have saved up & put it into a financial instrument that pays dividends while also having a cash value that you can borrow from. You'll continue to collect your dividends the whole time that you pay back your "loan", you won't be obligated to pay any interest (though if you opt to pay interest, it will only cause your dividends to grow), & you can pay on any schedule you want, since you are the lender. If you lose your job, or end up in the hospital, etc, no problem; you can take as much time as you need & pay back the loan when you're ready. Or opt not to pay it back, it's your money. This works for buying a house, a car, starting a business, etc. There isn't really an opportunity cost involved, since to money continues to be invested & pay out dividends EVEN when you spend it. I bought my house exactly this way, using a Whole Life policy (it cost me about what 6 1/2 years of rent would have been for the house alone, including closing costs/taxes, but not maintenance.) For some reason, Graham Stephen, Andrei, & most other finance KZbinrs never seem to mention that you can buy real estate this way, they just always assume that you'll take out a long-term mortgage & pay all the interest to someone else, instead of to yourself. I'm not sure why. If you're studying to be a financial advisor, I'd suggest you check out the book "Becoming Your Own Banker" by Nelson Nash. I have a 96 y/o Aunt who has used this technique her entire life, & most wealthy people do use some version of the "infinite banking" concept.

Very good content, Andrei! I decided to stop my home search around the Antelope Valley here in LA, very similar hot, windy and cold weather during winter to Vegas. Factoring in the high purchase price, closing cost, pmi, homeowner's insurance, property tax, the very high cost of utilities due to weather, repairs and maintenance, well, I decided I would do better to stay as a renter for now. I wanted to house hack, but at my age, just didn't want to take a chance of possible difficult roommates/ renters...everything looks easy on paper, but in reality, there are challenges! Overall, be realistic when purchasing a home and really take the time to crunch the numbers. Thanks again!!

If you are going to rent then find a property that has been owned for a while. The landlords expenses will be cheaper then a newly bought place where they paid more for it, thus rents will be higher. I have homes I bought for 31K and up, I can afford cheaper rents on them because of the lower taxes and payments, where as homes that I bought for 300K the rents are much higher with the payments, insurance, etc.

Awesome video my bro, but here's something to consider, renting a place, while having bought one elsewhere as an investment property. You get to have your own place, that will pay itself off (given you do your research), and you can have the flexibility of moving where ever you want.

Love the channel, your eastern block humor plays right into my Polish heritage. Really like your approach, keep it light! Understanding these are all very serious decisions. Here I am at 50 a tail end baby boomer, first of gen x, thought pensions would be the answer when my career started in 1990. Now that those are all gone we all need to look at dividend investing. Oh yeah A Robert Kyosaki student of the early 2000's had 11 rental properties that all went by the way of short sales or foreclosure in 2010. Result of leveraging! Keep the great content coming!

I completely agree with you. I've owned two homes in my life and they were a huge money-suck...and, my importantly, you cannot be spontaneous if you need to move on. Still I loved both of the homes I owned. My last home I paid $134K for, lived in it for 7 years and sold it for $192K. Not bad, but I easily put $50K in it to upgrade. When I sold it I wondered, "what if I would have just lived in it, did nothing to it, put the $50K into investments, still sold after 7 years?" It certainly would have been worth $160K after 7 years, even untouched. I'm renting now and not regretting it one bit. I am "1 of the 5" who watch your channel. Love it!

Sometimes i hate that ppl bash 9 to 5 Like who do you think is designing your buildings? The apps you use? Your roads? Who's at the water treatment plant making sure you get drinkable water? Who takes your trash? I think we should bash the culture but not the job itself. How can we make change if we dont ask/demand for it ?? Thankfully the younger ones are starting to realize that working 9 to 5 is horrible and start to demand a more flexible schedule. Anyways great video :)

Florida has some crazy HOAs as well, my late GMa had a 2 bedroom condo and hers was $450! How do these companies even do this to senior living? Fixed income man ugh. I’m glad things are getting better for you now, and that I watch videos all the way through lol great perspective!

I live in an area where house prices are going up very quickly and rents are way too low still (as income is not keeping pace with house prices). So rent would be good for the cheap cost, and buying is good for the good return. My solution has been getting in early to buy a small place; Ilived there for a while but looked for rental opportunities. Last month a place became available, so I moved in to the rental place (because it is nearer my work), and now rent out the one I own. That's the best of both worlds, with appreciation in value and flexibility in being able to move out if needed. In fact the rent I pay is $80 less than the rent I receive after costs.

As a homeowner in Vegas, I bought my house in 2016 and have almost $100,000 in equity and we’re paying substantially less than renters. If something breaks or stops working, one way to prevent going broke fixing it is by paying just $40 a month in a home warranty program, so if my ac breaks or whatever warranty will help cover it. My hoa hasn’t gone up at all we only pay $44 a month. We’re in the process of refinancing to hopefully a 15 year loan which would also make early retirement more possible if after 15 years we won’t have to worry about paying rent or a mortgage. I mean yeah we also wanna spend money on home improvements here and there but that’ll increase the value of your home. I also think that if there was no financial incentive in owning a home over renting then landlords wouldn’t have an incentive in buying a property and renting it out while pocketing hundreds of dollars a month.

30 second comparison, your landlord wouldnt accept rent if he is losing money on mortgage + prop taxes + maintenance + ..., therefore, owning is cheaper than renting, since there is a positive cash flow and positive equity growth by owning, if you are paying 1200 a month in rent, just find a place that will cost you 1200 in mortgage, prop taxes, insurance, etc... even if it isnt the same place, at least you are not throwing away 1200 a month, you are getting half of it if not more, back in equity

Another way to run the numbers on the rent vs. buy decision is to directly compare annual unrecoverable costs of a home purchase to rent. On average the unrecoverable costs are 6% (3% cost of capital, 2% property taxes and maintenance, and 1% HOA and insurance). So if 6% represents your unrecoverable costs and you can rent a 300k home for less than 1,500 a month you are spending less than buying. I think people sometimes are to busy overbidding on houses in the booming market that they can easily overlook some great deals in the rental market for quality tenants.

I just got done watching a different video (finance related) and they brought up a house hack that I liked. Buy a house and get roommates to fill the empty rooms. This would allow you to buy the home for slightly more than you'd pay in rent instead of biting the whole bill.

The two most overlooked and valuable things about Renters Insurance are: (1) Liability coverage and (2) Loss of Use (pays for your temporary relocation in a disaster)

My rent is half of the market rent (rent control). Every month I Save the same into my retirement account. I just treat it as if I pay market rent. I’ve been doing it for years. I can’t afford to buy a place but I have saved a large sum of money.

@@AndreiJikh I am just a few years away from retirement. At this point, owning a owner occupied property is more like shackles. I have the option to move back to the country I came from (dual citizen) where renting and health care are both cheaper than Los Angeles. I can also live, say, in Portugal or Spain for 3 months at a time where rental is also not expensive. Since I have public pension and retirement accounts, rent money saved would be a fat cushion. It is interesting if you think about it. Young people are more interested in experiencing living. Retirees, before becoming real old, are also into experiencing living. Not owning anything frees young at heart retirees to see more and do more. If I do become less mobile At some point, I probably wouldn’t care if I own or rent.

Six.....Six of us watching! These are very fun videos - we watch many channels and you consistently have good messages here. Granted, we have a ton of background on the subject so it makes it easy to not be offended by opposing views. To that point....we always reevaluate old views. The Dream Green Show, that’s a good idea but if you still have a mortgage on that rental it isn’t all that great. Your profits won’t come in for years and years. It could still be worth it in the long run if you have extreme patience.

@@BR-ex9xp Not completely true, you can depreciate the price of the home and deduct the interest on your mortgage. It helps quite a lot with paying less in taxes.

@@tazzako1854 I bought my properties (two of them) in November of 2019. I currently cash flow $1100/mo (this doesn't take into account my loan pay down, appreciate, tax benefits), so there is definitely an easy way to make money in real estate :)

Awesome quality video, thanks. Some of my best investment gains have been from buying a great house on a great deal, living in it for a few years, and then selling. I know some folks say buying a house is a liability, but for me, multiple times, they have turned into great investments that also ended out to be wonderful living environments that significantly increased my networth. So, I'll keep buying my liability real estate coupled with my irrelevant dividends :)

Your previous video on the subject just felt like click and comment bait, I am glad you made this video, I just hope everyone who saw the original will also watch this. It would have been interesting to move that how long you plan to stay in the home slider up to ten or twenty years to show just how much money people can save by buying their own home. You would have to be pretty unlucky to lose money in the long run buying your own property. It does as you say mean being in it for more than a few years though, if people want to move around a lot then it may not be for them. I really wish you had just made this video first, but then I suspect you probably feel the same way now too.

buying 5.01 acres of wooded property at 30k. What do you say to buying virgin land? Is that a good investment? I believe it’s a great deal; I will be building my own house with conexx (big metal container) it will take time; will be using my truck to camp in while attempting this project. I have watched most of your videos; I was curious to know what you thought. I have all mineral, lumber rights. It’s full of useable trees to build with; it needs to be thinned a little bit... it’s next to a very large river. I live in California currently but am going through a breakup; I’m moving back home to the east. I am being vague to where property is because I don’t want someone buying it or something. I am retired military so I have a monthly check. No job that is why I am building my own place.

Buy if you can. Here in california my rent has been going up almost 6% yearly. You will probably pay just the same amount monthly on a new mortgage but at least youre building equity that can used later on to buy a rental property. I'm against leveraging debt to make investments, but its what the rich is doing to grow their portfolio at a rapid rate.

You don't need a to add it up. It is far simpler to that. The Renter pays the mortgage, insurance, repairs, taxes, and finally profit for the owner. The Renter Pays for everything in the end, plus the owners profit. After 30 years, you will pay even less do to it being paid off, the Renter never stops paying. Unless you move yearly, then owning is far superior.

That's not the case if you rent an apartment or room. You're only paying a relatively small portion of those expenses. And many people don't or won't live in the same place 30 yrs.

Some of my friends are sharing the rent of a house on the edge of our campus and they explained a lot of this home renting stuff to me so I actually understood a lot of what was going on in this vid 😂 Thanks for the vid Andrei!

Older houses are cheaper so if maintenance an repairs is a percentage of the total cost, their lower prices will yield a lower estimated amount for repairs. Yet older houses usually need more repairs than newer houses. How do you account for this discrepancy?

I hope a few renter people seeing this comment of mine commit to renters insurance mentioned at 10:11. Like Andrei said, it is not expensive. I HIGHLY recommend it for that reason. You think nothing bad will happen, but if it does (burglary, partial flood, fire), you'll get a lot of your loss reimbursed by insurance. I had renter's insurance when I was a victim of a burglary in 2012, and insurance covered about 70% of the loss. I would have been out thousands of $$$ otherwise !

I calculated this a while back I am saving more on rental I paid 43% of my house and only 22% of my monthly payment goes to the principal loan, the rest are interest, taxes and insurances. And I have interest of 3.6% . Then big house like mine I get huge electrical bill, maintenance , home warranty insurance , lawn care and water and sewage bill. That being said I have also termite plan and pest control. Then I am lucky not to have HOA (home owners association) . And it’s 41.5 mile away from work since that is the good place to live at in my area. So maximum I pay for 2 bedroom apartment in my area at nice neighborhood in location that is 13 miles away from work is $1080 with $20 rental insurance and water and sewage included, no other fees . That is much more savings than owning a house that I paid 43% of it’s price cash .

Quick Update- **Rent should be 10% of total property value, simple!** I rent & have for many years because I'm basically poor. Im on SSIDI & my Wife works min. wage. Our Rent is $700 a month, in a $25k manufactured home that has been paid off by the landlord for as long as I've been here. I used to rent when I was younger from a realastate co. & I asked how he determined rent prices? He said 10% of total property value. So a $75k home would be $750 for rent. I calculated how much $$ I've spent on rent while living in this one location for many years. It was over $100k! I could've bought a nice home for that & at probably the same rate I'm paying now, $700 monthly. However, my landlord is cool & he covers everything in the home, like the stove, fridge, A/C, etc. We're in the Country in SE Texas & have a water well, no gas, only Electric. $230 electric bill on a bad month.

All depends on your position in life and how flexible you wish to be. I’m in my 40s, married with kids and in a career. Not owning now would be a disaster. Plan to retire at 60 when mortgage will be paid off. If live to 85 will live rent free for 25 years and have an appreciating asset to leave to my kids. Did rent in my 20s and agree it is better then while you are still sorting yourself out.

Hey Andrei, I think your'e off on how much it costs to sell your home. I'm in the process of selling my duplex and it is costing me 5% realty fees but would cost 6% if the brokerage hadn't supplied the buyer. On top of that there are issues you may need to fix before selling. Which my property is 1 yr old so there were a few things totaling maybe 0.5% and then you have closing costs. I was fortunate to find a buyer that split closing costs with me. So theres another 1.8% on top of the 5%. Total I'm over 7% cost to sell. I totally agree that buying a home for the idea that its an investment is ludicrous. I built this duplex but I can make much better returns with the money I can pull out of it and it will be much more passive. Thanks for the video!

As long as you can afford it buying an home will always be better because even if you move you can’t put a renter in it and if you did it right he should be one paying for mortgages

Housing typically returns 3% per year with hard work, investing money, paying taxes and repairs and sweat equity.. The total stock market returns around 8-10% per year and all I do is invest in good stocks like VTI. Why the F would I want to own a home that's a liability? Look at what your house will be worth in future and how munch money you will put into it over that time. You will realize that housing has a poor return long term, unless you have it as an asset and it pays you monthly or you flip it quickly. Remember this... a home is a liability that needs to be fed money every month. My money investments pay me every month. Be smart ;)

Quality of life is a huge issue. People stomping around in the apartment above you, people taking your wet clothes out of the dryer in the apt bldg basement, listening to your neighbors have a domestic at 6am on a Sunday. No thanks. Got a house in 96, paid it off in 2019. Not trying to pay rent my whole life.

You talk a lot about dividends and being financially independent but 5% of $180,000 is still $9,000 annually which isn't enough for an average person. Plus, you spend some of that money instead of reinvesting it all. Can you talk more about that? Also how does taxation work/ how bad are you taxed? Would be awesome if you could answer this!

Great video. I think another factor is what part of the country you live in. Also, do you live in the city, suburban areas, or the country. Renting made sense early on for me inside the city limits. Now I live in the country and and buying is the only way to go. Renting cost so much more in my area, it's nutz!

I want to open the eyes of people to the out side limits of what is probable. I bought my property on a owner contract with only 10k down and no credit or income verification. I got a amazing interest rate at the time of 4.3% and a lawyer drew up the contract. Feel free to ask questions. Here are the criteria for pulling this off. 1. I purchased in a rural area. 2. The goal is not the house of your dreams the goal is the property of your dreams. 3. You need to find a old mobile home on property. 4. A older seller looking to travel or go into a home. These are not rare circumstances. They are hard to find though. I drove around for 2 years looking for old realistate signs and talking to people before I found Exsactly what I was looking for. Here is how it works. Old mobile homes are not FHA conforming so no bank will loan on them. Which forces the seller to either take cash or payments. The key here is that the older mobile is not what holds the value. The value is in the land and the improvements. Power costs 10 to 25k to install. Water can run 1k to 30k. A driveway 5k to 10k. A house pad. 5k to 50k Septic systems run 20 to 50k. With all the improvements including a garage the property is worth well over 250k plus we are at the top of a mountain with 280° of view. I purchased it for 200k on a 20 year term at 4.3%. My payment is 1224$ a month for 5 achers of stunning beauty. Here are the traid offs. We live in 2 5th wheels. They are absolutely beautiful. Look em up. Grand design 336 den and grand design imagine. I have 5 kids living with me. Ages 19 to 4 months. I bought both trailers used and I paid cash for them. The single wide mobile home is now my temporary office. The goal is to remove the old mobile and build the house of our dreams. We are saving to do that now.

Cost of opportunity is huge depending on the person cause for those of us who have money in the market, pulling that money out for a downpayment could set you back huge. Just one rare scenario doesnt apply to most but imagine a guy like Andre who lives off the dividends in his investment portfolio. Hes able to pay his rent and all expenzives and maybe have enough left over to reinvest or vacation. If that same guy sells a big portion of his portfolio of stocks to use as a downpayment/ remodel his newly purchased house, he probably wont have enough money invested to live off dividends anymore. Now hes going to need a job again. Or KZbin channel lol. However if you're the average person who chooses to put the majority of their savings in a savings account then buying a house becomes alot more attractive 5 years down the road. Just a thought.

I think you’re wrong! It’s always better to buy because most people are not disciplined to save. They need a forced way to save. The retured is often negative when you buy versus rent and invest the difference. But even with that negative return it’s still better because they were forced to save.

It depends on what your goals are and how long you plan on staying. Generally 5 years is about the mark that makes more sense to buy the property

The majority of the world renting has now become much more expensive than a mortgage payment. In Canada, for instance, you have no choice but to get into the market.

I bought my first house at 20 and my second two years ago. The first one has a 70k balance which is not that much. I just want to get to 50 and not have a mortgage and not have to worry about having a roof over my head when I’m old.
