I've only done 3 remodels myself, but probably 20 working for someone else. You nailed this. It's a great starting point to get you in a ballpark range. Obviously luxury real estate or places with extremely high property costs and highly regulated will have different numbers, but for the average home in America this is great. Well done.

My friend and I just did an 1100 sq ft house from the 1950's... Button board, chicken wire and plaster, found knob and tube in the attic... complete gut, stand out front, you could see the back yard.... changed from 2/1 to 3/2 without pushing out walls, just a realignment of stuff, just under $50K... You are quite accurate
