Are you thinking of buying a land in the Philippines? The rule of caveat emptor requires the buyer to be aware of the supposed title of the seller, and one who buys without checking the vendor’s title takes all the risks and losses consequent to such failure. This video will help you on what you need to look into and verify prior to buying a land in order to protect yourself from any legal trouble.
This video is for educational purpose. It contains a question and answer interview via Zoom with Atty. Learson Tabotabo, a practicing lawyer with experience on real estate law. This video is a fulfillment for the requirement on our Land Titles and Deeds subject under Atty. Hazel Espina.

Mam puede po makahingi ng payo nyo. Sapat na po ba nakasaad sa contract to sell ng condo unit na wala ng puede maghabol sa property kapag na notarize na ang doas. Hindi kasi ma produce ng seller ang cenomar nya. Single kasi nakalagay sa original deed of sale. Salamat po.

Hi mam Good Day po. Ano po gagawin kapag ganito po. Gusto ko po ebenta yung property ng friend ko po. Kaso hindi pa po niya napapatransfer sa name niya po yung property pero meron namang Deed of Sale. Ano po yung e pepresenta ko po sa Buyer ko po? Yung Deed of Sale nung friend ko po at nung original owner and Deed of Sale from my friend to the new buyer? Meron po ba yang penalty? or okay lang po ba na ganyan po?

@atty hazel espina. good day. maam .. sana ma help nyo po ako. 2 po akin ducuments. 2 Car, 2 transfer tax. sa iisang property.. 1st. nag extrajudicial mama ko sa property ng late step father ko. Bayad estate tax, lumabas ang CAR, bayad transfer tax. then namatay mama ko. diko na pinagpatuloy sa ROD dahil babalik sa pangalan ng patay ang new title.. 2nd. nag self adjudication ako. since only child ako. (anak ako sa pag ka dalaga ng mama ko. wala din naging anak yun step father ko at mama ko). bayad estate tax , lumabas ang CAR , bayad transfer tax.. ang tanong ko kopo maam, paano po ang computation na babayaran ko sa ROD? yun 2 CAR ba ang i co computate ni ROD ? o yun 2nd CAR lang that has my name? natatakot ako maam sa babayaran. baka ma doble..

Ple help... may lot ako sa bulacan, iniwan ko title sa nanay ko, di nya masabi sabi if binenta nya or sinanla sa tao. baka dko na kaya tubusin kc 2015 pada sya may utang dun, dko din alam if nailipat na sa name ng sinanlaan or bunentahan ang title, kc pineke ng nanay ko ang pirma ko😔very complicated... i just want my title back, pwede ba kumuha ng bago? hiw can i check if nasa name ko pa rin ang lot?😔😔😔
