Great video! With all of the total remodelling it looks like you will have to do, it is pretty clear that the house is going to be much more desirable once it's fixed up! Great video Elisa. You are very thorough. Could you do a video on the breakdown of the cost of each area of a house? ...i.e. estimate of parts and labor of bedroom, kitchen, bathroom, garage, roof...? is there a math to it, just to guestimate, OR do you bring in the professionals each time to get a good sense of cost of repairs? And, how close do your budget conform to actual cost each time you rehab? thanks.

Thanks! I don't think a breakdown of the cost will be helpful because it really depends on the location and contractor. The bay area is probably the most expensive in the country. I bring my contractor to the house before I buy it so I can have a good estimate and I highly recommend that approach. If you use a estimate from someone else, and you can't find a contractor to do the work within the cost, it would be terrible. I can estimate pretty close to my contractor's bid after working with him for a while.
