My fellow landlords, have you ever had to deal with a nightmare tenant in your rental property? If you have, you are not alone. If you haven’t, good for you! Having a nightmare tenant can be exhausting as well as very expensive. I’ve had my own fair share of bad tenants and my guest on the show today has too.
In today’s video, Real estate agent and iWIN Real Estate Coach Tim Hong is on the channel to share some of his craziest tenant stories so we may learn from his experience when screening tenants for our rental properties.
Tim is one of the coaches on the iWIN Real Estate team, and he has been investing since 2005 and coaching investors for about 10 years. He's experienced pretty much all of it, including single-family homes, renovations, student rentals and multi-families. He also runs a small property management company, so he also has vast experience dealing with tenants.
He shares some wild stories about the tenant who installed a stripper pole in one of his rentals, offering “special services” or “non-monetary services” in exchange for rent payment, and how he uses his knowledge of martial arts to protect himself and investors from tenants that get physical…
He also shares the story of what happened to the investor who put a blind offer on a property, highlighting the dangers of not using recommended contractors.
One time, Tim even had to bake a ton of cookies to mask the weed smell in one of his rental properties during a house showing - things us landlords have to do to maximize the dollar we get on our rental properties.
Tim’s stories are Pretty CRAZY, but there are tons of lessons to learn from them.

Did you ever receive any payment from the tenant that got evicted with the stripper pole? The naked guy was crazy.

My understanding was that they did get her out (which is majority of the battle). I think they also filed in small claims court for the amount outstanding, but not sure if the landlord was able to recover anything.
