OK the best thing is to avoid it all together can you do that? If not then if he's swinging the chain you gotta watch to rotation when the chain exists your direction you go in and grab the wrist of the chain with left hand back facing his chest so he can't now with the right hand while his wrist with chain is locked up use the right hand grab chain and wrap around neck and choke him out while you have his neck chained up go ahead and stand slightly next to him and dislocated his knee by utilizing a low kick straight to the side of his knee to put him down

Seems kinda suspicious lol...but hitting someone while they are unaware is much easier to ko them. Just make sure your accurate and hit them in the temple or jaw and they will go down. Or at the very least get rocked n wobbly...making follow up attacks easy.
