Thank you very much for knowledge. However, I have a question. How many items we should generate for initial development, and how many item we should remove, if they low loading factor? Do you have rule of thumb? Is there any article for reference? Thanks in advance.

I would highly recommend looking into Churchill (1979). There is no set number or formula for this. Number of item depends on how you conceptualize the construct.

I think you need to do some reading. Questionnaires are made of measurement scales. The video discusses the DeVillis method of scale development.
