Is there a tip that we can use to tie up a lot but get time to change the zoning like a 60 day 90 day maybe just to subdivide and resell it to a builder also when u subdivide do we get specific to what i zoned it for say a 4 unit or 2 unit complex etc ?

I cover that in one of the examples in this video. For land 90 days due diligence plus time to close (another 30 days) is normal, especially for commercial. If you're dealing with small residential lots then sellers typically expect a quick close (30 days). If you're planning to rezone, be upfront with the seller about what you're doing because they'll have to sign off anyway. And explain to them that in order to give them the price they want (or get close to it) you need to do this and increase the value of the land to what they're asking.

Architects I've met do NOT usually do highest and best use of land analysis. A city planner consultant split up my land for a fee. Do you have an architect or person for this role on your staff already?

Hi Darryl. Great question.. Most architects I work with are able to figure out what can be built by current zoning and optimize the lot for that with the constraints of the current zoning. "Highest and best use" is often not what current zoning allows though. For that we use a zoning consultant that helps upzone land via various methods to their highest and best use.

By definition or by law does a quadroplex have to be attached by a roof or could they be individual buildings built on the same plot of land

I think a quad would have to be under one roof. I don't think there's a "law" that applies to this in legal sense though

I assess the viability of a career using different tools. One, is BLS, from the federal government. Notably, a real estate developer isn't exactly an occupation BLS will tell you exists. There's a page for realtors and property management professionals, but not the developer. Possibly because no one will hire you to be a developer. This is an occupation you choose typically if you are deploying your own cash. The number of job postings on any job board that will hire someone based on their ability to develop real estate projects using your software, is negligible. Using the information we do have, BLS forecasts clearly that the job prospects for realtors and property management professionals is small and slowing. The question becomes, is there room for growth in the developer occupation, or is it a saturated market and skill not worth learning?

No one hires developers because they are the ones hiring everyone else. They hire contractors, realtors, managers etc etc, and yes only a few actually develop because it requires a lot of knowledge and money. They do cash out refi and rent, or sell the properties to generate income. It’s definitely a career

@@KevinMcClain13 I think it's worthwhile learning how to manage all the major asset classes, in case they're given to us by the prior generation. If Grandma gives us her house, for example. But for investments, I wouldn't recommend it because it's definitely not passive. Stocks holding long-term are more passive. As an occupation, I think the market is very small and saturated. Easier money is accessible in other industries. Immense competition for land, property, and real estate assets. It only works if you inherit property, AKA Donald Trump...

As a lifetime owner of construction companies I do not see where code variation for commercial apartments built like typical apartments would add cost due to "more" costs. What "codes" would you be referring to?

Building by residential code (single families, duplexes, etc) does not require (at least in my market and most markets) sprinkler systems, backflow prevention, stormwater retention, engineered MEP drawings, engineered structural drawings, ongoing fire monitoring costs, and a number of other items. This all adds up to a bare minimum of additional $20-$25/ft in our deals

Totally varies market by market, by product quality and by your ability to execute projects, source your own subs, materials, etc. What costs me $125/ft may cost someone else in my market $150/ft
