I think the best way to estimate the construction is by cost per sqm. Global estimate of 5 to 10 million can mislead one who wants to build a 7 bedroom hse in gigiri

Govt is not going to interfere because, most of these service providers are owned by people in govt who own. They have created virtual monopolies, so they are not about to lower prices. Just the other day it came to light that ONE company in Kenya is in charge of bringing in cooking GAS to Kenya. The gas comes through Tanzania and Mombasa, yet the one that comes straight into Kenya (Mombasa) has higher costs. When questioned, some govt person said they are not about to regulate the industry because there are few investors in the field, and that mandating a price decrease would reduce investment in the field...yet it has been established that there are investors who are interested in entering the field, they have tried to enter the field but they struggled to get license/authorisation! Unbridled capitalism is a real beast in Kenya, because the political classes have made it so! Thing is, they would make more money if they made these things affordable cause everybody would be clambering to access them. I suspect they know that most Kenyans are living below the poverty line, so they've decided to squeeze the middle class.
