what if the tenant is month to month but stopped paying rent? Do I send the 5 day pay or quit or can I only send a 30 day notice to leave? Can I still use reason of non-renewal in courts even though I sent them a 5 day pay or quit notice?

Tip. Give notice of inspection and serve. They will most likely still be there

You can take off a door because “ it’s broken “ nobody will stay without a door! It’s perfectly legal.
