@@georgenoah4872 You don't really need huge capital to start investing in real estate. I got started with with a little less than 20k. Right now I have a units in real property and make about $5k - 7k as passive income monthly

The final boss of financing: using private money for the 20% down payment of the purchase, using hard money to pay the remaining 80% of the purchase and for 100% of the rehab. Sell the property and pay off the PML and HML, pocket the profit. With none of your own money in the deal

I would have to have a good enough credit history, to get the payments with putting down anything now I have the loans and house, I have to renovate refinance then sell the house.

@@aisha-3857 Residuals…they make money off the points, interest/time and other fees. They do this over and over and build capitol ie: stack their bank account. Over time they are able to offer larger loans and/or service more investors. I mean its the same premise any company uses. Flip and stack method….even drug dealers know that basic concept.

The issue I'm finding is even with hard money lenders or private money lender etc you still need at least 20% (In Ontario, Canada) So you still need some $$$ to bring to the deal

yes, but that doesn't have to be a bad thing! borrowing 100% is risky! side hustling or wholesaling are two good ways to earn and save the capital needed

For those of you wondering. If you have family members with money, they can become a private money lender for you. Depending on what you negotiate, the private money lender can cover both cost of the home and rehab of the home. This is good for the lender if they're looking for a way to make investments. It's good for you the borrower if you have no money to your name and are trying to get into real estate

Good lawd Miss! You talk fast. LOL! I get it but it gets to me at some point. Here is a tip for any one having the same problem I am with her speed of talking. KZbin allows you to adjust the speed of the video. I find that listing to her at 75% of the top speed is perfect to get the right breaks between sentances. Otherwise, she goes at it hard. LOL! GOOD STUFF! Keep up the good work. Just slow down a bit. We all are not going anywhere if we came here. :-)

You do need insurance, it's called builder's risk. The lender will require just in case the house burns down during the repair time. They need to protect their investment. The same thing happens when you finance a car, the bank requires full coverage/comprehensive and collision insurance to protect their property

@Robert G isn’t the down payment supposed to be provided at beginning of closing process with the seller on a double closing? How would she pay the 20% down by them if she still hasn’t gotten to the last process of selling it to the buyer?

You don't need a ton to wholesale. Maybe a few hundred for earnest money and possibly some for marketing. 20% comes in when you're going to buy the property yourself instead of wholesale it

Im binge watching you videos. LOL your honestly is refreshing. Im a investor in Chicago. You remind me of when i started. It went the same way. I had a deal stolen also. But i did get my first flip a year after that happened. The BRRRR method is something I wanted to do 5 years ago but an investor who was coaching me at the time said i was stupid for doing it. I see how wrong he was. He said i was just building up debt. But….i wasn’t worried because i can use series LLC to hold my properties in. Just curious, do they have Series LLC there? Also you are great at explaining this process. I have several questions about how you found the properties which is the hardest part for me.

Depends on the lender, but that's a good question to ask when you first meet with them

I love and appreciate the way you break things down!! I'm trying to figure out how to best jump in buying my 1st investment property and figuring out the best loan option has been my biggest hold up. Just put a few of the books you suggested in my Amazon cart and I'm ready to learn!!

Hey Lili! Love your videos. Just started watching and I'm already learning so much. Question for you - after speaking with my lender he mentioned you have to wait 6 months to cash out refinance a home after closing. Does this apply to all purchases including wholesale? Essentially meaning I would need to take a hard money loan for 6 months for every BRRR project? Want to make sure I understand before jumping in! Thanks again for the great content.

The commercial loan portion was surprising. Are these loan types through traditional banks? Where can I find a reputable one?

She responded to another reply with this answer: "It’s usually just called a rehab to conventional or interest only to amortization, but ask 10 small local banks if they have something like that then ask their requirements based on your experience and available capital"
