The math is wrong, they only made 63k. 845k sale price minus 782k in purchase price and total cost is only 63k

Out of curiosity I looked this up as it's in my ends and yea, these numbers aren't accurate. The final sale price was not 845, it was less, and it looks like the flip took longer than 4 months. A lot longer. Profit comes out to between 27k-57k for the year. Not bad but most definitely not pushing 6 figures in 4 months. Barrie was not at the time, and still is not in that type of market to be doing those numbers. But 582k for that place in the neighbourhood it's in was a good deal. Probably would've been better to do more basic reno's and rent it long term and hold
