I need to find a lender for this. I’ve combed through the gator community etc. Just seems like many want 0 risk etc. listen call me if you want 100% funding, do what I do and just switch the tables around. Instead of them, trusting you, you will have to absorb all the risk and trust them therefore, you will be interviewing them not the other way around. Since they are paranoid, I usually say they can take title. Long as we have an understanding and a separate document stating the breakdown of profit, etc.. I would recommend this if you don’t have a pot to piss in nor window to throw it out. Jerry Norton knows his stuff but more than likely you will have to pay to play. I mean, I don’t blame him, to get a commitment from somebody who is willing to put down $1100 to bring Deals to somebody that you will be bringing Deals to them. Time and time again, everyone is gung ho until their first week. They see nothing happening because it takes a little time and they just stop and you never hear from them again. At least paying money upfront ensures the person providing the funding, doesn’t waste their time.

That 12% is annualized though correct? So if they give you $100,000 they aren't getting $12,000 + 1 point if sold in 30 days? I think that will confuse HML and PML.

I have one question! When you say 12% 1 point per month “minimum of 1 month” what does the minimum 1 month mean? Does that mean I would have to close in a month?

My only issue 2 fold if you don't have a lot of cash. One is if you do a deal with a seller and they require earnest money, which will be in most cases, that would be an issue, then you would have to get funding and once you do you would have to close quickly so you can then flip it with that 30 to 60 day timeframe. So if you deferred the payment to the lender you not only have to consider the time it will take to sell but also the time it will take to close on the house you are trying to buy. It seems if you don't have a lot of money this can go bad fast. The opportunity is good but as with anything it seems you should still have around $5k to $10k to work with.

jerry support is telling me that the 100% funding link below that i purchased through turns out is only for your wholesale deals with transactional funding .. - not for on market takedown deals with agents for 30-60 days, so i still need help - it seems i misunderstood this video and the funding for takedown deals does not exist yet is that correct? or is there a good link somewhere to get in the takedown funding program and learn more about what you have created with your lenders to do takedown deals? i cant do takedown deals with the transactional funding. im ready to get started. what should i do? thankyou. i love all you do. sorry to post this here my friend, but support is not giving me what i am looking for. peace and love to you jerry.
