keep em coming, i listen to yours and Grahams videos every night while doing reports for work. I started the same way you 2 did except my primary job has always been in EMS. I started in Lancaster CA 2011, purchased 1, fixed it up, room mates, saved for down payment, bought the second, refi the 1st, bought a 3rd, refi the 2nd, bought the 4th and 5th, positive cash flow, bought the 6th and 7th. Sold one, refi another and bought a cabin cash in big bear for better returns than all 5 of my rentals in Lancaster. I am at a road block though on how to grow bigger, or if i even want to.... 80 separate tenants on 16 properties... with a rough cash flow off 500 per property.. aren't you worried about the liability, also the time it takes to manage all the tenants..

Well done! I 100% empathize with your train of thought - my portfolio is at a similar size. I think there's a few desirable zones when it comes to investing in real estate, under 5 properties is easy to self manager, and getting into the 20-30 properties, you can start to insource the property management by hiring full time employees etc. I think it really comes down to what your long term plans are. I'm constantly debating this with myself. I feel like I'm at an inflection point - either I should double down grow my portfolio so I can insource more of the work/management to employees, or sell off 75% of my portfolio so it'll be much easier to manage without needing to out/insource etc.... I know this comment hasn't really answered your question - but hopefully it helps highlight the fact no one has it 'figured out' completely. Really appreciate you sharing your experiences in the comment section!

Matt McKeever Well I work at TD and this guy was having troubles receiving an etransfer and he mentioned it was sent by one of his tenants at a rental property. My wife and I have been interested in investing in real estate so I asked him if the pros outweighed the cons and he said something along the lines of “every house is a free house.. the benefits far outweigh the negatives like dealing with bad tenants, etc.” And then he told me to look you up if I was looking to get started!

Hey Matt, just a couple questions. You mention that you can use your first time home buyer 5% downpayment on an investment property, I thought we were required to have 20% for investment in Ontario. Second, how often can you refinance and take up a mortgage on an additional property?

If you're in Canada, and buy a single family - duplex and occupy one unit (house hacking, or as long as you intend to) you can get the mortgage insured) and only pay 5% down. Or triplex to fourplex 10% down. This will only work on your first income property or two though, and then you'll become restricted to 20% down purchases. There are no limits really to refinancing, other than you need new equity to borrow against. Once you've forced appreciation once, it's tough to force much more appreciation unless the area is drastically changing or you wait a few years. hope that helps!

I guess what I was meaning regarding refinance is, how long do you need to have possession and show cash flow in a property before a bank will refinance and authorize a mortgage on the next property.

How would you suggest people network when they live in countries/places where the population isn't as dense? (eg. Finland)

Great question... I guess it comes down to how sparsely populated your area is... If you're still dealing with a decent sized town/city - say 50-100K people - if there isn't already a meetup - I'd start one - being the hub (the guy that hosts the meetups) is one of the BEST ways to network and grow your influence in a niche. I've started multiple meetups over the last two years here in London Ontario - and I've reaped significant benefits from it. If you're in a very low density area - I'd focus on bigger pockets and other websites to start online networking. Are you planning on investing in Finland or outside of it?

Most likely inside of Finland (at least for now). I love my job so I'm not really interested in moving to a different country again, since I already moved from Belgium last year when I finished university. The city I live in has about 53 K people and I'd prefer potentially buying a property here so I don't have to go too far. Right now I'm 21 years old and I only started learning about investing in real estate two weeks ago, so I didn't get time to read the books you suggested yet, but I might order them online since I'm really interested in it. I don't think I could host a meetup right now since I don't have enough knowledge about it yet (don't have a property yet and only started learning two weeks ago), and I don't speak Finnish. I've been wondering the past few days if I could somehow get a mentor, but I'm not sure how I'd approach this. Everything about real estate really interests me and I want to save up and start with my first property, but it's also really scary and intimidating at the same time. So do you think getting a mentor who speaks English would be the most beneficial? And how do you think I should go about getting one, via mail or would there be a better way? Sorry for the wall of text :D I only rarely get to ask an expert directly. And thanks for all the helpful videos, they taught me a lot already!

I'd say the number one rule in real estate investing is outsourcing your tasks to others, be it property managers, contractors, etc. In fact in any business you shouldn't try to do everything.

I was in London on 2 different projects 16' & 17' and I love your town. My son will be 18 in Jan and is graduating this June. He wants to become an operator for the money aspect as it's a great paying job. He's keen on building wealth and he also wants to learn about RE investing. Hey Matt, I'm reading the Millionaire Next Door based on your recommendation here. It's great stuff (although a tad sexist!!). I have a technical question about the book. He has a formula for wealth that is age x income divided by 10. Do you know how you'd calculate for a couple? Thanks, and enjoying the videos.

Is it sexist? (It's been literally over 10 years since I read it, so it could be I've forgotten that part). That wealth formula, while interesting unfortunately shouldn't be used as much more than a fun game to compare yourself. (Like most things) Life is just too complicated to shoehorn into such a nice easy formula. (Particularily, if I remember correctly - that formula is rather unreasonable for younger people (who may just be starting out on wealth building) and/or those who have just started becoming financially aware. I know there was an internet forum (MMM I think?) where several contributors tweaked it to be more representative of life (as wealth doesn't grow linearly). Thanks for watching Phil!

Hi Ryan - so are you looking for what type of investment/account to save up your capital in or how to make/earn income so you have a down payment. If the former - I would say, just be sure it's not a high risk investment where you may loose your principal. If the later, there's no best option. I know some investors will do hard money lending to try an earn some of their future down payment - but there is risk involved with hard money lending. Alternatively if you didn't want to risk any of the principal HISA or a GIC is likely your best bet. And if you were looking for middle ground between hard money and GIC/HISA I'd say blue chip stocks or a etf with similar risk profile may be a good option. Hope that helps! Yo Matt! Came across you from Graham's video. At the time of that video, you said you had 16 properties and 80 tenants. This tells me you don't invest in apartment buildings. What's your reasoning for this?

I only have one small apartment building, consisting of 20units and 3 buildings. I also have a few 6plexs. You're right though I haven't really invested in apartment buildings until recently. That was primarily due to my buying power being limited (not having the downpayment) recently though Jeff Wybo and I have started looking at larger multifamily properties. (I have nothing against apartment buildings, I've just been slowly growing my way to buying them). Thanks for watching and commenting!

I almost signed up for a workshop that claimed to give you many resources it was by elevated real estate tareek and Christina al moussa from flip or flop it sounded so good since they guaranteed money back if you don’t get 6k on a deal by 6 mos :/

Yeah, it's hard to say which/what workshops/courses etc are worthwhile and which are scams/money grabs... In general though I think most people would get more out of any coaching/courses if they've already got a strong foundation in the fundamentals in regards to real estate. Hi Matt, hopefully you can answer this. I'm at the point where I've gotten decent with my numbers, pulling comps, estimaing rehabs but still feel that there's tons that I don't know. I'm thinking of partnering with a veteran investor, chipping 5k-6k in direct mail campaign in I could wholesale the deals to him and he could and show me the ropes on a flip.What do you think?

Great Vid!! Have ever read Real Estate Investing In Canada by Don R Campbell, I thought that was a great book. If you have read it, did you use any of the systems in the book?

See videos like this should be the ones with millions of views, that's the problem. People would rather watch pointless videos, also more people should read from real books it trains your attention span which could help making crucial decisions. I know of Rich Dad, Poor Dad. The Networking part will be my biggest challenge since I know nothing other than druggies and convicts. Also just lower class people trying to escape that crowed.
