The only slight flaw in your boom>slump argument is that in REAL TERMS property values during this cycle have not increased at all. So we have gone flat (in real terms)>slight slump. This is unique and deserves some explanation I think.

Absolutely correct. £1 in 1964 does not have that same spending power as £1 in 2024. We need compare all figures adjusted for inflation (aka real-terms) , otherwise it is totally meaningless. Worth doing a video on how property prices have faired for a 100 years adjusted for inflation. Then we we'll have a clearer picture.

I know people who sold their houses, rented a house and waited for a crash. They have all got it wrong. They are now priced out the market, or at least, bought a lower quality home.

What are your thoughts on Liverpool as an investment area. Domino effect from manchester, similar to your Derby comparison - has had significant investment as well as good transport links. Mutliple projects developed currently, with contractors etc occupying residential areas in the interim.

uk isnt in the eu anymore, money circulation is getting worse and more businesses are going downhill which will sooner or later destroy UK piece by piece.... which later the house market will feel

The evidence for the uk suffering due to not being in the eu is flimsy at best. Germany is a negative gdp growth. France stocks collapsed 10%. And the uk has the lowest inflation and highest growth in Europe. Better inflation even than USA.

Could have bought a cupboard of olive oil in 2023 and sold it on the black market in 2024. Probably retire off the profits.
