When they talk around 1:33:08 about seeing the roof/taking a tour etc. I can provide some insight from an engineering background: Search what a Baseline Property Condition Assessment is and how it is completed to the American Standard ASTM E 2018-15. But in short, This is an assessment of how much money will need to be invested into a property over the next x-amount (generally 10 years) to maintain the property in good condition. The criteria of the standard are: - Site Access and Property Features (sidewalks, retaining walls, asphalt, concrete conditions, are there potholes?) - Building Frame and Envelope (condition of foundation walls, exterior walls, type of building frame, AGE of windows- generally windows have a useful life of 20-25 years) - Roof: Age and type of roof. A flat roof generally lasts 20-25 years but a pitched roof (most angled roofs you see with shingles on houses) lasts 15-20 - Plumbing: How is the water that you wash your hands with, take a shower in heated. A hot water heater also lasts about 20-25 years - HVAC: How is the building heated and cooled: Understand the difference of electrical versus natural gas heating, and when either is preferred over the other. These systems generally last 20-25 years - Electrical: How modern is the electrical panel and wiring in the house? - Interior: What are the conditions of the walls, floors and ceilings? And how much would it cost to maintain these? Is there evidence of water staining or mould on the ceiling or ceiling panels? This could indicate potential roof leaks or worse mould problems. - Elevator and Fire Protection systems also, but these are more for industrial and commercial real estate, and not worth noting the detail at this time. But in short, note conditions/ages of elevators, fire sprinkler systems and fire alarm control panels. There are yearly costing books that are generally a $350-400 investment, but are just indexes of unit costs for all these things whether it be something as simple as: cost of concrete per pound; cost of roofing material per square foot; cost of window replacements; cost of furnace replacements. Banks (lenders) will often require borrowers to complete this assessment if it’s a larger property (multitenant) and they want to know that their investment is worth it.

Facts. I didn't have shows like this when I was younger. I bought those courses and wasted my time and money. Good credit, good income, low debt is the way. Different markets you can build wealth in different ways. For example in cali since real estate is so high you can buy a single house and get roommates. If your lot Is big enough you can build a rental in the back yard. One single family home and two or three forms of rental income. Every market is its own separate entity.

My first investment property paid off my student loans (graduate STEM degrees), cars, and a quarter of my personal home (kids, school district). By 28 I was at least 15 years ahead of my classmates, not counting my income being 2x my next closest classmate. The benefits and importance of real estate investment CANNOT be overstated.

I disagree on the single family house. I would buy an inexpensive single family house, live in it for a year or 2 and build it up while paying it down. Once I have it built back up to a rentable condition, I'd find another house, to buy, make arrangements to rent the current place out for enough to cover the mortgage and overhead, buy the new place, rinse and repeat.

@@cmend it's harder to manage a multi family property (on your own) on top of improving it enough to make a significant profit to cover the updates, maintenance, mortgage, insurance, and taxes, then there's the interest rates IF you can get funding, depending of course on the price, condition, and location of the property. It's much harder to find (and then buy) multi family buildings that will bring the same kind of return that several waterfront single family homes will bring. Youll run into fewer "price battles", they are always on the market, and often theyre very difficult to overimprove when theyre rentals. I also don't buy properties that aren't waterfront, which are much much easier to come by than commercial properties. You'd be surprised how difficult it can be to maintain the occupancy needed to cover the costs of things like apartment buildings, which isn't to say they're bad investments, but they're very difficult to manage in comparison. I could buylets say 4, 3/3 houses on the ICW and make close to 7-10 thousand a month for each (depending)... for probably a grand total of 5 million, while having each previous property pay the mortgage while I'm living in, and renovating the next. Within a year of moving into the next property, I could have it fully updated and renovated, and have it turning another 72,000+/- /yr. This kind of income, once the loans are paid off, could go directly toward another property, at which point, I'd already have maintenance personnel, and likely a small property management company in place to be able to handle whatever size property I decided to purchase next...... this way it's not a struggle to make sure your overhead is covered.

The current inflation is 5.4% the highest its been since the 2008 economic recession. You can find this information on the cpi(consumer price index) which was last released in July. Great show, i do disagree with saving money as you made a valid point. Fiat is depreciating so if you save 20k in 2 years its really work 10k and it will require you save and additional 2 years and its a cycle

Dont know how well some of these strategies work in australia. Its so inflated here. No such thing as 100k property here; let alone it pulling $500/week. Need to pay 500k for something to pull $500 pw Very hard to be positively geared here without a huge deposit or buying in cash. I got 200k deposit yet a 700k property would make 700 pw and barely be enough to break even on the mortgage.

Exit strategy? What's my ROI when I sell in 5 years? In 10? In 20? No talk about rent comps or sales comps? You can't compare returns of Miami vs someone in New York or another place in the country. You can't say this return is good in Miami so it's good somewhere else. Each market is different. No talk about mortgage brokers? What's return when I put 3% down vs 20% vs 50% vs all cash? CAP rates? GRMs, Gross Rent Multipliers? You guys need an investment sales Broker or an experienced investor to do these shows.

reasons why getting a house is not wise. The house itself requires maintenance and repairs. The community in which the house is in might not attract long term renters. The government can issue mandates allowing tenants to stay without paying (covid). The cost of financing a house might not work if you don’t take into account the cost of insurance and the cost of insurance on the mortgage. All that being said it would be wise to have a good reserve of cash to cover the expense of ownership and upkeep.

32:45 FAX FAX FAX. You need money to starttttt!! That step CANNOT BE SKIPPED. Only way to skip that is if you're lucky on the lottery and not stupid or if you get lucky with a crypto shitcoin otherwise that 1-2 years grinding cannot be SKIPPPPED
