But what he really means in the financial world is known as "upside-down" meaning when you owe more on anything that the value of the property(or anything in general). If you have a home that has a market value home around $200,000 and you have a mortgage balance of $238,000... you are upside down on your mortgage. You probably heard this term with cars too. What I would have done with his deal is subject-to so it stays in her name and we take over the payments and control the property skipping that year process.

Great job on starting! 😊 As a Real Estate Broker and consistent BPO (Broker Price Opinion) producer. It is not that simple. The BPO'S that I've done are more complex and a mini version of an appraisal. It may vary depending on the company requirements, but you have to go way more in depth than your opinion. You are looking at trends, the city, the blocks, nearby homes, get at least 3 comps, etc. I wish I could find a simple one like that. 😮
