Hi Gakiem This property is a mixed use so it will not fall under homeloans at the bank. Its more on the commercial side. Having said this when ever you are engaging the bank for a loan on commercial projects, they will require a Bankable Business Plan, this talk to who is the owner, cashflows / financials, rent rolls etc. They will assess and give you what they think the building is worth vs the income. Trust this helps To your success

What do u mean by you spent 1.1 million on the property and then the bank gave u 1.5 million. Why did they give u more money than u need?

The actual value of the property after renovation was R2m and the bank gave a loan on it for R1,5m. We took more than what we spent so that we could use that cash to buy another property.
