we had inspection done (report is in ready) in Texas it was noticed without any inspection that aerobic septic overfilled. 30 min to inspection seller disclosed (by text message)as they JUST noticed the issue with it saying it is electric issue and they will manage the repair. with that condition inspector could not really inspect the septic cause it was obvious that septic does not work properly. same day evening my agent asked listing agent if there is additional info about septic. listing agent answered the septic just fixed (electrical issue). so the question - how do i know septic is good now and was repaired with proper quality? what are my options possible. (i had 3 days option and now one day left only)

If a septic inspection was not able to be completed due to an issue, and that issue has now been fixed, I would recommend extending the option period and performing a full inspection. Even though the seller says they have fixed that defect, because it was noted on an inspection report it now has to be disclosed to any new buyers if you terminated the contract for some reason. It is in the sellers' best interest to let you perform a full septic inspection at this point, otherwise they will run into the exact same issue in the future.
