Question about the layout, it was clear where the 2 bathrooms would be but not the additional 2 bedrooms.. are those going to be on the upper level? If so, Is there any possibility of putting the 2nd bathroom up there and dormering out and maybe doing a small half bath on the main level?

We didn’t show on the 3D rendering, but one bedroom will be upstairs (not able to add an upstairs bathroom), and the room at the back of the house will be converted to a bedroom but likely treated as a den or home office. Thanks for checking us out!

The structural engineer we used was also an architect. The price varies widely based on location and the scope of the project so be sure to check with local architects/engineers.

We had a structural engineer/ architect draw those up for us. Since we were removing a load bearing wall the city required it.
