I would add a note here that might not apply to many people but FWIW, in my experience, money talks. If you have an issue with some criteria, sometimes you can overcome that by offering to pay a substantial amount of the rent upfront. If you tell the landlord you are ready to pay the entire year's rent upfront, 90% of the time that is going to grease the works. Obviously, most people who rent are not able to do that. But for those who can, it makes things a little easier. Also for people who may be well off but prefer to keep their finances private, a letter of reference from your bank and/or lawyer affirming your situation will sometimes, but not always, be acceptable for proof of income.

So if the owner doesn’t know all of the Condo/building fees in advance, what if you pay the one month escrow to the owner but then find out after receiving the Condo application, you realize that all the fees are ridiculous and you no longer want the appt? Do you get the escrow payment back?

So my credit is terrible. I am self employed made over 80k last year and have proof of income. And have enough to pay up to 40k upfront for a new place. Plan to pay a full year up front for a lease. I have 2 excellent reference’s from past landlords. Do you think I’ll have any trouble?

Hey! Actually there are some landlords asking for good credit score, Bank Statements and proof of funds & income, but it depends on the landlord. Many of them only ask for proof of funds
