Great video. With my buy to let’s the cash flow from the interest only Mortage pays for my liabilities ( Car , Holidays etc )

Hi Dan whats the best way to get a deposit for a deposit for a btl ? Would you borrow on a repayment or interest only mortgage?

You need to meet a certain criteria for interest and repayment mortgage, one thing not mentioned is interest rates

Hi Dan, thanks for the video. Couldn't you get an insurance policy on the interest only mortgage? They're fairly inexpensive, (perhaps around £10-15 a month), and will pay off the mortgage for you if for whatever reason you cannot.

@@new2property Hi Dan - happy to help. I've only recently got into property - I purchased my first BTL March this year. But I've learnt so much more since then (i.e. insurance policies on interest only mortgages). I'm ready to move on my second property, but struggling to find numbers where i can make solid net profits. My calcs are typically coming out as £250 net (pre tax) and I'm not sure this will help me quick enough. The strategy is to replace my 9-5 income. Any advice/tips in return would be great :). Keep up the excellent work with the videos too!

Hey @@nkang88 Great job on getting your first property, that's typically the hardest part for many new investors. You`ll do well to get much more than £25o net in today's market, unfortunately, my best advice would be to grab a copy of my book, I cover off all the steps of how to find, acquire and set up a safe, solid, sound and secure investment property. The book is free I just ask that you pay for postage and packaging, I`m pretty confident you`ll pick up a thing or two from having a read.
