I totally agree. At 60 and newly retired, I’ve got about $1.25 million in outside retirement funds. With no debt and only a small chunk of my portfolio in retirement funds over the past three years, I see how crucial a financial advisor is

I had a similar thing happened. I had a Roth 401k for a while. I was getting ready to retire in 2020, so in late 2019, I moved it to a Roth IRA with a big brokerage. They said the 5-year rule start over, so by 2024, it’s all good. Also I moved a traditional 401k there too, but kept it secret from the Roth. My employer’s admin said I was the first to do just a Roth 401k transfer, so they had to update their system for it. Luckily it was quick. Goodluck with your situation!

I love this. It’s possible to do, but it’s important to give background: jobs, incomes, savings, down payments, 2 partners versus single person income, did you live on one income and save a second, expenses cut, etc. Play by play. That’s the real how.

​@@ryanthepianoman27 your mindset makes it impossible. You can literally make millions of dollars wholesaling real estate with no former experience if you just put in the work, show up everyday, and commit to it. Get good at finding discounted houses.

I lost over $80k when everything started to tank. Not because I was in an exchange that went belly up. I was just stupid to hold and because that's what everyone said. I'm still responsible. I was a stay at Home mom with no money in my IRA or any savings of my own, which was scary at 53 years of age. Three years ago I got a part time job and save everything I make. After 3 years, I am 56 yo and have put $9,000 in an IRA and $40,000 in my portfolio with CFA, Evelyn Infurna. Since the goal of getting a job was to invest for retirement and NOT up my lifestyle, I was able to scale this quickly to $150,000. If I can do this in a year, anyone can.

$120k per year pre-tax as your only source of income in 2024 is not going to provide you with a great quality of life. Nor is it going to have you with enough cushion for major life events requiring instant liquidity.

With potential downturn of the economy, if the rents are coming down, and the market value of the houses goes down, if there’s not much equity in the houses, isn’t there a concern of underwater?

Some good rules of thumb... - A class neighborhoods appreciate faster. Check the zestimate history for a fast easy idea on that. - What is the nearest school graded on betterschools? The higher the grade the better the neighborhood. - is it a high rental area? Check how many rentals are available nearby. A class neighborhoods should not have many.

I'm invested in Shell stock so I guess using your door count method I own 50 refineries. The door count is so misleading. If I invest 100k into a 400 unit syndication its ridiculous to say I have 400 units. No you do not! Your door count is what you control, own, actively manage. Passive doors do not count in the "I have" equation. Get tired of hearing that term. Its to simple to use the correct phrase such as I own X doors, I manage X doors or im passive in X doors. Its simple, honest and no misleading. Big fan but had to critique that.

I’m 23 years old and just started full time work in June. I have no debt, paid off my car, and make 72k a year. I have roughly $10k in the bank and 0 investments thus far. I live in the Houston area and pay no rent because I’m living at home for the next 1.5 years. I’m fully aware my situation is quite ideal so I’m really wishing to capitalize by investing in real estate early. How would any of y’all recommend I start my real estate journey? I’m currently reading all of the books by guys like Brandon Turner and David Greene so I’m slowly building that foundation

You're in a perfect spot to save a down payment and house hack a quad. That gives you 3 units and a home as soon as you move out of your folks place.
