Great tips! I have a cleaner who I pay $40 and she has a full checklist to get my property ready. She knows where everything is and let’s me know when we’re running low on amenities or cleaning supplies. I was cleaning it myself, but I’d much rather save 2-3 hours of my time and energy and pay her.

@@RobertLinthicum My cleaners will do it...told me to have three sets of sheets for each bed...they take the soiled ones and return them cleaned the next time they come.Ditto for towels!

Excellent content! I manage 6 listings (one +31 days) and am at my overwhelm point with a full time job on top of it. I agree with your assessment of professional prop mgmt folks (Option 1) come at a high price tag 20% and lowest quality. I use Option 3, my own team for turnover cleaning. I am trying to unload more responsibility by finding Option 2 folks for greeting, laundry, and correspondence, since I have done this for 5 years without the opportunity to take much time off.

Hi Richard, Great videos! I'm so glad I found your channel. When you hire option 1 and 2. Are you still listed as the host and the managers as co-host? Or are the management companies become the host and your are the co-host? Or stay completely behind the scene? For new hosts which way is better? I'm guessing listed as the host might be better for building long term reputation and if a change of the property manager is needed. What do you think? Thank you so much!

Next year, i will convert a long term rental i have in colorado to a str, which i hope and think will greatly increase my revenue on that property, and will likely go with the Full Scale management model, just to get started up. Then maybe work towards self management as i feel more comfortable.

Still testing smart locks. I've traditionally just just standard masterlock lockboxes. Want to fully integrate smart locks before giving a recommendation. And yes, each property is a little different sometimes I can find people who take care of multiple things

Richard I follow your videos faithfully and I've seen almost every one of them. They're all insightful and helpful. Thank you so much. As I look to purchase my second unit I consider issues of managing it remotely. The biggest issue I have is which lock set to purchase. It seems to me that batteries will need to be replaced and housekeepers will be fumbling in crating issues doing so. Which lock set do you recommend for rentals?

I tried to post a house in Cancun Quintana Roo México THEY DON'T even let me finish to post it, the cancel my account, a guy named Reo decided it, who knows why, then I escalated then a guy Leon ask me for a lot of stuff and still lock,then now no one answered my emails and when I call they don't know anything, Airbnb is a very scary company to work with. They just decided to accuse me of something but they don't know

Appreciate it. But in my current situation, with one 3-bedroom unit (I live in the master room) and limited capital ($17,000), I really think about relocating to a better city instead of New Orleans - which is a good place for hosting profit, but a bad area in general.

Karno robertson I just use a number lock, and attached the main door key on it 😂 works great and I change the code every once in awhile. and I only put the number lock on the gate when there is a check in.

no...it's an apartment i lease...the owner knows how i'm using the property (for AirBNB) and i disclosed everything, including changing the lockset, in a lease addendum...i don't do this business without the owner (or condo association) knowing EXACTLY what i'm doing...then i go above and beyond in terms of taking care of their property...i'm better than any tenant ;)

In a round about way, yes. In the south lake tahoe basin you are required to have a business license for vacation rentals and they limit the number of permits available. Fines for violating range from a couple of hundred to several thousand depending on the severity and frequency. The locals are tired of having their neighborhoods overrun by bay area tourists.

anzelic ennea You should probably get in touch with each and every property owner listed on Airbnb in Thessaloniki. The thing is that you will probably find few that manage their property remotely. Most of owners in Thessaloniki actually live in or near the city and do the cleaning on their own or have relatives do it for them. You probably have more chances in Halkidiki because there are many properties there that have owners who do not live nearby as it is a huge holiday destination. Good luck!

Air bnb should be shut down, putting many homeless. It is evil taking all housing from locals, a weapon of mass destruction, not needed, devastating neighhoods etc etc
