EXCELLENT. As a Realtor for 20 years, one of my pet peeves is taking a picture of a chair... on a wall... with a painting... My question is always, "Is this included?" Your tips are excellent. Yes, a phone works just fine if you know what you're trying to 'SELL'. Sell the house, not the furniture. Move things around. The beds not made? Make the bed. There's a trash can in the way? Move it out of the shot. There are clothes on the bed or chair? Move them out of the shot. Remember to return them back where they were. It's simple.... SELL THE HOUSE. Not the wall, not the floor, not the mirrored door in 'whatever room? Sell the entire floorplan. I love that you take the shot from the doorway. The door frame gives you a straight line reference and is usually not part of the shot. If it is, you can edit that out by 'cropping' the photo. Editing? In every phone there is a way to change the shot. Lighter, darker, clearer. Sepia, Enhanced color. Crop, straighten. One thing... turn on the lights. Open the curtains in the rooms and the shower curtain (if in the shower/tub there is stuff, move them out of the shot) And close the darn toilet lid. grrrr One more item when entering your photos in the listing, you can 'label' the photo or give a description. Play with the ap. Realtor.com allows you to go back in and put a description in the actual photo. Or you can do it before you enter the photo in the listing. For instance; Photo of a bedroom, you can write on the photo, "Bedroom 3 upper level. Or main level, or Bedroom 3, 12'x14'. I also like entering the photos in order. From the entry door, through to the next room, dining or kitchen. Down the hall to Bedroom #1, #2... Up the stairway or down the stairway... From the room the stairs are in. Gives the buyer who is online a 'general' layout of the house. Don't start in the bathroom... or the upstairs bedroom. Start at the front door. Thank you for doing this video. I hope some agents actually take heed and work for their clients.

Acceptable photos, better than you would normally shoot photos, etc are not necessarily "professional" photos. AND, "professional" photos does not always mean good photos just because someone is paid to shoot or shoot with something other than a phone. I've seen this in all forms of photography. These are still great tips.

Hi Thiago! We made this tutorial for the agents at our agency. They send us the photos and we take care of the editing. It was a way for either an agent or even a homeowner to get quality picture done during the lockdown.

Thanks, Matt! I pull raw photos into Lightroom, adjust them there, push them to Photoshop when I need to correct something, save it (which creates an updated copy in Lightroom), and then mass export all photos out of Lightroom.

I have been using a 18mm lens by Moment. It attaches to my phone via a phone case also by Moment. I spent under $120 for the case and lens. FYI if you're using a gimbal it the lens adds weight to phone and off set the balance it would otherwise have. Make sure you gimbal or tripod is set or is able to handle the change in weight and balance.

Taking RE pics with a cell phone is a BAD, BAD idea. I tried it first hand, and it's costing me dearly. Several agents have told me that my photos don't make the house look as grand as it is. A cell phone does not have a wide angle lens. As a result, rooms AND the property look VERY SMALL which is LISTING DEATH. I'm having little interest as a result. Get a REAL camera like a FULL frame DSLR and a 16-35mm lens.

@@LakeLivingPA That may be adequate, then. Most cell phone cameras aren't wide enough. You should have a 90 deg. angle of view or more.
