Two questions sir: one, should I create my llc first before I start to owner finance properties? Second if I purchase a property using owner fiance, can I then rent it out using a lease option?

Howdy, seems like you got a good handle on the seller finance world. What would you recommend to protect a seller with vacant lot who has an offer from a builder.. builder will put 10% down, pays 5% interest only for 5 yrs or less and pay ballon in the end of remaining interest and principal. He has construction loan lined up. So he says and provided one bank statement with 2 million in cash. We with hold a trust deed on the land. BUT? What if he fails in any numerous ways… will the construction loan 1st position take our land and leave us high and dry ?? How to we best protect our position. ? Thank for your input.

As a seller taking on all the risk you want 250-300 basis points over average rates. Don’t ever leave money on the table.

Because KZbin uses many factors to draw viewes that this person clearly doesnt prefer to use. The best info on KZbin is from genuine people that keep things simple and not those with click bait thumbnails, I stay away from big channels.

You have to get an Attorney that's in real estate involved in these kind of deals to help draw up the paperwork which aids the transaction and within it their should be a clause called list pendant which cloud the title if the owner shall try such

No one would go behind your back on a deal like this he's paying 6 percent interest which is more than what the cd would get her and allowing her to collect 700 a month towards her new home payments

If a person were to buy it flat they would not be helping the seller the seller still could be stuck these deals put sellers in great positions

Mr. Stein, sir, though this may be a great presentation about an Owner Finance Deal and if this presentation was to the mere beginners then no doubt they could be excited because they don't know any better (haha I know because I've been down that rabbit hole). However, those with a bit more savvy can clearly see this was not the case because you did not show HOW the deal was structured; you simply explained about a deal that was already structured. I'm certain some of your viewers would like to see how these numbers come to life. What is the formula for the ARV, where did you come up with numbers shown on the board, why 5% oppose to any other percentage, HOW did you come up with $700 a month...you said that you figured it out, but we or I don't know HOW you did it. Show the HOW and then explain why that is. I capitalize HOW because there was no how in this presentation. You are not the first or the last who puts a heading on their KZbin channel and doesn't deliver what is promised. If you can actually show HOW you did it, that would be great, sir.
