At 39:13, I need a flow diagram that establishes the A,B, and C in conjunction with the Ladder. I have trouble wrapping my brain around that.

You can borrow against assets, the income of the asset pays down the additional borrowing, the money you borrowed makes the next investment which produces income and you can borrow enough to buy the next asset because you have income which can pay it off…. Usually your debt to equity is below 1 so there is a limit because each subsequent investment has a diminishing value. There may be ways to get 100% of your capital out but that is difficult.

Still owe the policy loan, plus you only can get about 90% back in a policy loan. Also take into consideration the premiums that now need to be paid in... I mean the policy compounds, but what is the cost? & what is roi time frame? It's hard to know since every policy & HELOC is different. It would be nice to see them start doing some real case studies on the application of this and the other concepts they talk about.

They don’t show real examples because they leave out the part after paying off the HELOC with the policy - You still having an outstanding policy loan that needs paid. If not paid, you have a loan compounding at 5% interest. Yes, the policy is compounding uninterrupted, but it’s only compounding at 2.5% net of fees….not so amazing.

@briancroston1684 I agree. That is why my question would be, how long until roi happens? (This is not including any extra returns from investments) I'm still in the air with my policy about borrowing the money I put in, they say it is my death benefit that I'm borrowing from, my death benefit has no value during my life until many years later. Until then I'm borrowing my own cash & paying it back... Still I'd rather have my money sitting waiting with a 2.5-5.5% growth.

i have a question about this, i have a heloc and no debit beside the heloc should i be trying to do the ibc/buying dividends kings stocks/ even if im losing in interest rate? im trying to build my stock and ibc overall. thats kinda my goal. thanks for all the videos btw been watching/ listening for a few months.

Just an FYI, in a 2007-2009 great recession style housing market dip, HELOCs can and will get called, as he asked. I personally know someone who used a HELOC as an emergency fund, and their house when from 500k value to 350k value during the crash, and the HELOC was yanked.

@@matthewboone8406 I don't talk to the person anymore, as I've moved, but I'm 99% sure it was 2nd position. And I've also found others online talking about it, and nearly universally they all talk about the 07-09 housing crash absolutely decimated HELOCs. Joe seems great and really knowledgeable, but it's really hard for me to take someone saying they've done something for a long time, when that time has exclusively been in a bull market and hasn't included a major market correction. Being fully leveraged (in a HELOC) doesn't seem smart, when, unlike an IBC policy, the bank can, and history proves they WILL, call that HELOC when the value of your house drops by 40% in a year.

That’s why you gotta have liquidity that exceeds the value, not borrow irresponsibly, and learn to hedge intelligently also. Financial education is a lifelong journey.

Wow, how much we don’t know. You just need money one time and via these techniques you can make money multiple times without working any harder or getting a second job. That’s what rich ppl knew and we didn’t

Damn I'm applying for a HELOC and standard rate is 11.75% Could I even lend this out at a higher percentage than that to make a profit?

Amortization is a schedule.. it's not a different calculation. If you have another LOC for peace of mind and emergencies just put your whole check on the mortgage.. do pre payment penalties even exist anymore?? You can basically still use velocity on a regular mortgage with a modest LOC on the side!! How do these people not understand this? The rate does matter! Run the numbers!! Amortization doesn't mean you have to take 30 years!! Pay it off however fast you want

Pre payment penalties do exist although they are less common thank goodness.

Ok, so get a 9% HELOC, put it all into a policy then take a 5% policy loan and invest it. Your investment needs to return 14% each year just to break even and pay your loan interest, otherwise your loans are growing! Factor in that these investments are almost always taxed as ordinary income, your investment needs to make about 20% just to pay the tax and loan interest.

The policy loan doesn't need to be paid back, it is recommended to at least pay the 5% simple interest each to year to keep it from compounding against you. The HELOC is required to be bad back on a schedule. When it comes to taxes on the investments know that they go through entities that allow them to pretty much write everything off. When you mention that 14% interest, keep in mind that it 14% over a year. Most investors are in and out & redo it again at least twice a year. Check out creative financing and you'll see this is easy to overcome for those who work to build a rapport & solid network.

Interest rates aren’t too bad if you’re familiar with the velocity banking strategy. The actual rate you end up paying is much less than the stated APR.

The thing that most people dont understand about these turnings is that these are slow motion train wrecks. Preppers talk about SHTF as if its a one day event. No. These are decade or generational time length events.
