We’ll I’m no Pro like Pace… my honest feedback… seemed confrontational at times… the Mazarati comment could have been received bad (it wasn’t with this seller but with someone else it could be). I think Pace walked a fine line, did great keeping the dialogue open. I pivoted to the seller finance using the exact same technique I just learned and he’s going to call me tomorrow after he talks it over with his siblings. You can't if your exit is to rent. You can look at other exit strategies like Airbnb, lease options, or seller finance, or you can tell the seller flat out that won't work because rent = your monthly payment to them.

When you say a lease option as an exit strategy, are you assuming that the new leasee will pay more rent to you than what is owed to Charles and Patty, thus giving you some cash flow? And how would seller financing work as an exit strategy that would give you cash flow? You turn around and seller finance the house to someone else who is paying more? Thanks!
