I love what you did there. Smart. Question for you though. Why didn’t you just hold the property and cash out refi? Your cash flow would have been less but then you could keep the property. Depending on the amount you cashed out. Let’s say 30-35%?

Mortgage debt is not calculated as an expense. Or NOI calculation.

They are gana subtract 7 million in depreciation from sale 😂 real estate is profitable largely because of tax deductions with depreciations.
