Amazing explanation of a great functionality in Excel. Thank you very much for sharing this knowledge. One thing though, is that if you have 1% per month interest rate, it's more than 12% per year! I think to convert yearly rate to monthly rate, you should do (1+[yearly rate])^(1/12)-1

I dont think monthly payments should be negative. That means the bank is paying you. You need to make the principal negative, I think.
