I understand you’re basing your prices comparing to other five bedrooms that’s very similar to Airbnb smart pricing however how are you comparing per location? Based on popularity based on centralized location?

In my opinion to get a full diagnostic on this, Price behavior should be carefully assisted by location. The ones that are getting booked are either very cheap and that’s how they’re winning the bookings or their location is winning the bookings that needs to be taken into account in my opinion

How do you establish a base price point for your property if your new to the business and have no prior data. Also how do you determine the low and high seasons again with no prior data?

I recommend pricing manually for at least a couple months to get the feel for it, and THEN move over to a pricing automation tool

I don't personally recommend that approach. I've found it to be more effective to price the property manually for a bit, get to know the going rates, and then implement PriceLabs and set your own base rates.

@@anto-k9t unfortunately there’s no “easy” answer for this. My recommendation is to manually price the property with the right tools and training for 3-6 months so that you can dial in your base price.

I recommend pricing manually in the beginning so that you have the experience to set a good base price. Otherwise you'll have a hard time getting the most out of a pricing software.
