Lili....this is a great, truthful video full of advice that the Realtor community will applaud! However, just so you know, there is no standard 6% commission built into the deal. Many times when we help our clients with distressed properties, the commissions are negotiated lower (sometimes significantly) in order to help the seller in this very stressful situation.

I'm a new real estate agent but I have no capitol to buy my own houses so I'm trying to learn HOW to find and flip my own house with no money!! So I get get out of poverty!!! Here is an excerpt from a facebook conversation that I had with a potential cash buyer for larger properties. I never heard you mention NDA/NC agreement, but I did hear you say another investor backdoored you to steal a deal. So how can you approach people knowledgeable about the wholesale business or even the bird dog type of person with something so absurd as a $100k car? 99% of us aren't interested in this kind of asset..Itz a nice attention getter though.. Do you also include a NDA/NC agreement. People will dare to bump you out of the way and not pay you and dare you to do something about it.. In Chicago where I grew up it was known that everyone who comes correct deserves respect and no one is too BIG to get dealt with for disrespect...IJS Letz be real about it.. If you mentioned it in the training, what episode is it in? Which one do you use now? His Answer: Al, got your attention didn't it? And yes, send me the NDA. Although in the link, you can provide non confidential info first, and if it's something that makes sense and i am interested in, I will let you know so I can sign an NDA to get more details so I can submit an offer

Proof of funds can be challenge. Best advice talk with your hard money lendor, unless your sending them deals your going have hard time. Key building rapport. Option private money, check out Jerry Norton’s plans. Google POF. Expect pay $300-$500

Agent commission is rarely 6% or even half of the total amount. I would leave out any language of commission, I would replace that language with something like “I hope we can submit an offer that works for everyone and respects our investment in the community”.

Hi Lili: If you make 15 calls to agents every day, probably you make a lot of offers everyday. What happens if your offer gets accepted, but you are too high with your offer, and you cannot find a buyer? Can you get out of the contract without losing your earnest money? Can you get out at all? What are the consequences?

@mdna72 Earnest money is good faith. Usually 1000 or more. You can decide. Example realtors usually require 500-1000 or more. You don’t want seller back out. Getting back to your question. All Realestate transactions are negotiable. Earnest $ goes towards purchase property. If you perform inspection & property fails or can locate capital purchase , you can back out contract. Inspection contingency is so important.

When I run my numbers my ARV price per sqft is usually higher than his formula and he includes estimated carrying cost, closing cost, and desired profit which reduces the buying price tremendously
