Also keep in mind that you are NOT the only one looking for land. So if you come across a deal, and you have to go see it in person, by the time you go see it , it’s already pending. So do a lot of research so you know a deal when you see one. I’ve bought a lot of land deals sight un seen under $10k because I know the area and researched parcel maps and zoning info right away and made an offer same day. Meanwhile it takes others days if not weeks to go see it in person

One item on your checklist is seasonal weather . Many buyers search for desert land during winter when the temperature is mild . The hot summer months can be unbearable to anyone not use to living in triple digit heat . Daily temps over 100 degrees is typical .

having moved away from the desert where i grew up to ohio............... i can say the desert heat is 1000x better than anywhere with a real winter. Snow looks good in pictures. In real life it is the goddamn devil. I hate it with every fiber of my being. Or summer. Humidity actually existing, in anything above 85? PLEASE give me back 100 in a dry heat any day ...

The market for land in the Joshua Tree area is super crazy now. Using your zillow "sold" tip, they were practically giving away land just a couple of years ago. Looks like I may be too late.

It’s crazy but the weird thing is people offer Pennie’s for the acres but don’t realize the lot has water meter from city and electric pole from SCE ran and they act like the house across the street sold for 499$ and don’t realize most hood lots are worth raw about $50k plus now if you already have things setup run over $75k

I own slightly over 2 acres in Cantil, got it for a bit less than $9,000. We can camp on it while building, which is a plus. It's off-grid and the nearest power is about 1/4 to 1/2 a mile away. We're staying off grid until the county requires us to hook up, though.

interesting experience, well done for people who didnt really know what they were doing./.. your price was ok for the time you bought, that area has always been somewhat desirable... there are stil ways to get cheaper lands but it is not easy... Very nice that you have water and power access nearby. hope to see an update some time...

@@brittandjosh not yet my other plans for a house in BNG area fell thru. The 5 acre lot 250ft away raw land just sold over $50k NAPA RD. When I drive down my street I can see the entire area being built up. I see nothing but construction which is great. The lots in my area are spaced out but at least there power water telephone all onsite.

Cheap is not cheap if the hot and cold months will kill you and have to drive 2 hours to water, food and supplies. You can still find very cheap land right in the middle of natural Florida close to great retail and only 90 minutes to both coasts and the best metropolitan cities.
