Amaravati will definitely improve- especially under CBN. There will be a reduction of inflow of funds from AP. But the working culture of Hyderabad, which is among the best in the country, the tremendous amount of infrastructure that have been developed over several decades, the quality and quantum of educational avenues and medical avenues in Hyderabad, the huge amount of job opportunities within Hyderabad and surrounding areas will be very difficult for Amaravati to emulate and reach upto in the near foreseeable future. It would take Amaravati at least another twenty to thirty years of very persistent efforts to develop, and reach the present standards of Hyderabad. Also in those 30 years Hyderabad would have improved even more.. So it is next to impossible for any other city in Telangana as well as AP to be able to even catch up to 20% of what Hyderabad is today, in the next 30 years. So for both short term as well as long term - the better investment opportunity is definitely Hyderabad.

Mad dumber, 12k/sft cost is only in selective properties with fine amenities and living conditions. Majority of the properties (stand alone or low rise) are still in the range of 6-7k/sft anywhere in Hyd. Any property in the 40km radius of Amaravathi can provide employment that pays atleast 60k/month. In this salary range, thousands of jobs are there in several parts of Hyd. Even a GOOD school teacher makes 70k/month in any part of Hyd.

Looks like she either has land bank or clients there. Misleading. It took almost 25 years for Hyderabad to reach present state. If anyone has the capital to wait for that period (assuming the political stability sustains), Andhra is correct place to invest, else, pointless. Most of the Hyderabad's growth is due to IT industry, which is undergoing a major disruption due to the advent of AI. In the coming future, people need not go to work place to work, they can work from anywhere, so the point of growth in one location is meaningless. All these RE sharks mislead the people.

I will not agree with her, fist of all Amaravathi one of the best fertile land destroyed more than 1 lakes ekars of land on the name of capital and realestate.
