I have penthouse studio with balcony at Vion Residence Magallanes , Makati. It’s in 57 floor much higher than that. It’s also own by Megaworld.

But would it matter when at the end of the day you would end up paying way less than what you would be paying for the same type of property in the US. It’s all about what your plans are with the property. Because if its purpose is for you to have a place to live then you get more than what you bargain for. But If you’re in it to sell in the long run then yes just rent…

There are many people quietly making tons of money investing in these buildings and they are hoping westerners keep believing things like this - so it is important to have an open mind , but of course always do what helps you sleep at night , risks are still risks

Why would I sell my properties that earn a net 8.5% a year? My condos have been fully leased for the past six years, even during Covid. Six more years and they're fully paid for

You can buy peselling units then sell it as rfo. I'm more focus on condotel and in the province. Megaworld has development in Boracay, Cebu, Iloolo, Bacolod. I diversify condo and condotel, dormitory, and locations.

FYI, a 157 sq meter unit was sold in my building this month for 50 million. That unit was only 17 million in 2012. Unless my math is wrong, that's nearly triple

From this kind of investment, do you pay taxes in the US or on PH ? Is it legal to buy or rent under a tourist visa ? How easy is it to get a loan to pay the lumpsum ?

Taxes to US for any realized capital gains from a sale, any rental profits, US, standard rates for rentals, and also property taxes (not income taxes), yearly to PH, I believe what I am saying here to have a probability of being correct at 95% based on me asking this question to a few Realtors here

Watch Mergin's vlog where he is charged an arm and a foot for electric bills in BGC. High end unit, high end expenses too. But if u have the money, who cares, right? I don't have the money so I couldn't relate to these BGC prices. And I can't keep up with the Joneses either, so I'll just unsubscribe to this high-end vlogger. Thank u very much!
