Is UAQ free hold? Does it have the same level of regulations as dubai (escrow/ prompt title deed issuance) as dubai? I know Sharjah is quite different in this regard . There is no escrow there for example, and there is uncertainty in terms of lease hold vs freehold in some properties

This is overpriced. Building a luxury project in a place nobody wants to be is not a good deal. There is nothing of interest in UAQ. Also if you think wealthy casino goers will go there, you are wrong. They will stay at the luxury units in Wynn, Nobu and JW Marriott.

@@zohaibmohammed9316 Not saying Sinya is bad. Just saying it is massively overpriced in a very underwhelming location in UAE. There's nothing attractive in Umm. The demand for this product will be minimal. If you've ever been to a place with a casino, you know wealthy people don't stay far away in secluded areas. It's putting lipstick on a pig.

Also, you don't understand Marjan Island. I fully agree with you that there is no community feel. But that's the purpose. It's not like Marina with random buildings, it's like the Vegas strip with grand hotels and resorts with lavish shopping, entertainment and restaurants. It's supposed to be a playground

​@Polygonzk The vibe of Marjan and La Vegas can't be compared for several reasons.. The villas : Falcon , Mina Al Arab or Hamra can't be compared to Sobha.. I had the same perspective of Umm Al quwain till I visited Siniya. I have sat with some members of the Royal Family and I understand the planning - So , I guess time will unfold..
