Yes, this was a nightmare. What triggered it was his fear. Right before he portaled them away in the actual event, his mind filled with scenarios of what could have happened if he didn't have his sword to portal them to safety. And the primary fear was losing his brother to the falling building. And as so in result, his mind brought back those fearful thoughts, creating a nightmare Leo had prevented just earlier that day.
