She puts a tremendous amount of time and thought into each class and it’s a really great way to make quick and measurable progress on your Spanish.

No matter what happens, you two have each other and bright futures. Don’t stress out too much. If you end up with a place, my advice is to slowly furnish it. Live in it and understand the flow of the space before you fill it up. Also, find a good contractor that is well connected to other tradesmen that you trust. If you don’t end up buying, don’t sweat it.

I am so excited for your house hunting process. We have bought houses here in QRO in worse shape than you've been looking at. When I first saw them, I couldn't imagine what we were going to do with it, let alone, how we were going to live in it. My husband, is Mexican, but has been working in construction in the U.S. for decades now and he is a man with a vision. He can see things and what he wanted to do with those "houses". And so we invested in those houses and the work began--and he created (and changed many times along the way, the vision) but we live in a very comfortable home (outside of centro) on a street that is wide (which is rare as most streets are narrow). It looks nothing like when I first saw it. Don't let the "rough look" deter you--envision what you want to do with it and you can redesign as you are able. Keep in mind in el centro, if in the centro histórico, you must follow their guidelines for reconstruction or they suspend the work. Also, be on the look out for "salitre" along the walls which needs to be taken care of or it keeps "growing" and water damage that centro is known for in certain locations. If the foundation is good, you can create something wonderful. If you need an opinion on foundation vs. cosmetic and how much it might cost to change/improve something, please feel free to reach out--my husband would be happy to assist. Wish the very best in finding the perfect home in your budget. How exciting for you two. I remember looking too buy with my husband back in 1996 and finally settled into a new home. I was pregnant at the time. That was stressful and exciting at the same time. We finally own it. It’s worth the trouble because when you can look around your home all you see are the beautiful memories of yesterday. Good luck in finding a house. ❤️🤗🤞

Are there inspections in Mexico? In the US, unless you are buying the house "as Is" you typically make an offer and once that offer is accepted, you get an inspector to make sure there aren't any hidden surprises. Such as the roof is about to fall, the heat doesn't work, the electricity is not up to code or something like that. If your inspector finds something like that, you can rescind your offer completely, negotiate a lower price or the seller will repair the problem. It is not as always as straight forward as that. I have heard of rare cases where the inspector was the cousin of the seller and didn't point out that the roof was not structurally sound, etc.

We finally sold out last US house, and are looking abroad for the next 10-20 years. It feels so good to be free of US entaglements. But, purchasing abroad is rife with pitfalls. We hope to do light, monthly or six month rentals around the world for a while, to see what grows on us. For everyone who wants in, there's someone who wants out.

Even though I was a "cash buyer" as you say, I had the same experience finding a house READY TO SELL! Quite frankly I was shocked how NOT READY most houses were, given the price they were asking. It's a fun process, and yet so aggravating!

Looking for an buying a house is always stressful. One of the MOST important things for buying a house in Mexico is ensuring you have a Notario (not the same as a notary for those in the US). The Notario makes sure that the estritura (or title/deed for those in the US) is clear and really in the name of the sellers. Wishing you the best of luck to find the perfect place :)

you will allways need a Notario, and I would say its the only one you will need, also be aware when paying desposits, if you can, its better to pay deposits to notario instead of the seller

Its better not to rely on a RE agent to find or sell a house, RE agents in Mexico usually are both seller and buyer agents at the same time, and they will not show you houses they are not also selling, this also is also a conflict of interest but they dont care for your best interest. Its better to look for houses in Facebook Marketplace or othe pages and if the house is sold by owner you can negotiate a discount for at least what the seller would pay to an agent in fees.

Queretaro is a more expensive place to live and own a home when compared to many other cities in central Mexico, outside of Mexico City. Estoy con los dedos cruzados, mucha suerte!!

Loved this video! My wife and I just bought an investment property last year in the Washington DC area, and it was a fixer upper similar in condition to the houses you looked at. It is a lot of work, but my wife are customizing it to what people like, to maximize rent potential. The idea of you guys Airbnb is awesome, you guys can get your renovation money back if that’s something that you guys want to do! Queretaro is getting super trendy and nice (I have a house in San Juan Del Rio and my family always tells me how nice QRO is). Regardless of the house you buy, I’m sure it will be a great investment in those areas. Not only that, but the wonderful memories you will make during the renovation process AND after it is all said and done. Best of luck in the home buying process, we can’t wait for the updates! 😊

Very nice. This is excellent information, and you two are so nice, pleasant and engaging. We are also looking at Queretaro and Merida. I visited Queretaro several times, back in 2009 and have held it as a sort of dream, 'what-if' location. Life events are shaping up to allow at least extended rental in places like that. Great to see multiple perspectives, especially from a realistic viewpoint and not the fake Instagram world of make believe millionaires.

Hi Karen! Great to see you and Dave are purchasing a property in Querétaro. When we purchased in Cdmx I had a bad time getting permission (so we are both owners) due to the pandemic and services slowing down so we went another route. It can be stressful but so so worth it!

You may consider the area near Ezequiel Montes St.; there are often houses and condos for sale there. If you are willing to drive your car a little, you may consider the area near the road to Tlacote where new housing developments are available within your budget, and they are just 5 km away from downtown Querétaro.

We are excited for you both !….you will find something you like, just keep looking. We are also excited because we retire in 12-16 months and move initially to Queretaro. We plan on being there for at least a year. We have 4 senior dogs, but after they leave us, we hope to travel around Mexico, a couple stops in Guatemala, visit family in Nicaragua….maybe South America and maybe SE Asia. But, during our 12-18 months in Queretaro we’ll live in our daughters vacation home which is about 30 minutes North of centro historico, out highway 57. We are counting the days !

Mexico 🇲🇽 is pretty EPIC 😎👍🏻. I was in Queretaro for a week last October 2021 and it was fabulous. It's awesome that your hubby is helping out with this vlog 👍🏻. I highly recommend it to any foreigners interested in a very nice city and close to CDMX like you're saying La Karencita. It's also close to Guanajuato City, San Miguel de Allende and Morelia among other cool 😎 cities. Funny 🤣 pronunciation of mortgage. Regarding your husband getting the loan from a bank in Mexico 🇲🇽 can be more difficult and expensive unless he is working for a Mexican corporation.

You really should think this thru before even attempting. According to almost every expert, this is a real bad move! If you do manage to beat the odds and secure a loan, interest rates will be sky high. Better to attempt a loan from your husbands native country if he owns property and use it to pay cash. The wife and I will be retiring there and thank god we will be able to pay cash!

Sadly, when popular KZbinrs throw a spotlight on Querétaro, It actually ruins it for many others who never had a chance to see a place before it’s discovered.. True, it’s a beautiful town but they are going to be part of the change that makes it not a desirable or affordable place to live. We’ve seen it happen to Sayulita, San Miguel de Allende, Ajijic, and many other places. I’m curious why they think it’s OK to expose these great travel and living secrets to thousands or millions of people on KZbin. It’s the equivalent of a major travel magazine doing a cover feature story titled “the secret hidden beaches of Mexico!“ Wow, really? How “secret“ do these beaches remain after such exposure? In the bigger picture: the average Mexican would have to work a lifetime to pay off a $2 million peso casa. I really like this couple, but I hope that they can become enlightened and realize that all they really need is a tiny house and they need to refrain from over-publicizing places, it just drives prices up and ruins it for future visitors and residents. Comments?

Please pronounce Querétaro correctly. You pronounce it with an Anglo accent. You do Spanish an injustice. I’m bilingual and all Spanish words and names I pronounce correctly when speaking English. Please, please do the same.
