There are other ways to get loans for land OR seller finance. Farm Credit is what worked for me! And no, this is not sponsored by them. I just think the average American is missing out not knowing about the Farm Credit System.

Alexandra--Let me say this--you are, in your own way, somewhat of a remarkable person. I have had a 40 year career in finance including a senior loan officer with AG choice which is now Horizon Farm Credit. But my background also includes investment banking and corporate finance for a publicly traded company, and I was a CFO for a defense contractor. The way you pack so much valuable information into a few minutes is something that senior executives should take note.

I want to homestead, not because I am extremely passionate about it inherently, but because the way I see our country going, it's going to be one of the only ways to live a free life (assuming those in charge don't make laws to intentionally ruin homesteading too). I don't have any farming experience, but I'm willing to put in the work. I want to be able to grow my own food, at least enough to live off of, if not enough to make money from. I'm currently working at a soul-draining factory job in a concrete tomb that pays decently, saving up money to put some kind of plan into action. But I really don't have much of a plan, I don't know enough, I don't know where to start. Assuming I find good land, where do I go from there? I know I need to act soon, at least within a couple years; I'm still young but not getting any younger!

Missouri seed co. Has native grasses that you can plant for filling in land you aren’t using and they’re beautiful! And they’re great for the soil and you don’t mow them

My best advice is to learn gardening by the yard, with organic methods, and minimal soil disruption. Obviously, you have to be able to handle a fork and move bags or buckets of compost, and you will have to mow around any crop you can't use grazers around, but it's safer, cheaper, and easier than cultivation. Here's a hint. Sheep go well with fruit trees, and you sheer for wool to sell, increasing products, reducing fuel for mowing. You can sell the lambs, or expand your operation. Cover crops are great to fix nitrogen in soil, and some are safe for animals.

You're correct. I think the smartest way to go is to spread out your investments. By putting your money into different asset classes like bonds, real estate, and stocks from other countries, you can lower the risk if one part of the market goes bad.

It's amazing to see someone get through the unknown, trouble, and frustration to accomplish big things. Explain where the 30% down came from and how a 10 year loan is feasible? New to the videos and I seem to be missing where any prior money came from. It takes money to make money.

@@AlexandraFasuloBiz very much a Proverbs 31 woman. I’m 65. When I was your age, I lost my job when Continental Illinois NB went bankrupt and we lost our funding. I came back to California and vowed to learn something about banks. I don’t like cities (I went to USC and UC Davis) and didn’t want to work for a bank in SF or LA. I went to a farming friend and asked where farmers borrow money. He told me PCA (Production Credit Association ) and Federal Land Bank. They became Farm Credit. I went to the local branch in Indio, CA and asked about a job. They told me that I had to apply to the training program in Sacramento. To my surprise, I got an interview. The first question they asked me was about my farming experience. I told them that I had business experience and that they would just have to teach me about one more commodity than everyone else that had experience. I got in the program and it was an amazing year of training all over California. I spent the entire year on the road learning about everything from livestock to fishing to row crops to tree fruit. There are a few things to know about Farm Credit: while it started as the Federal Land Bank, it isn’t Federal at all. The district Farm Credit Banks get their money directly by pooling all their funding needs to their New York department that sells bonds direct to investors. Because it is perceived as Federal, these bonds are often priced cheaper than other money you might get. While it may no longer be true, you used to by stock in Farm Credit with some of your loan proceeds which effectively made the interest rate a little higher, it did give borrowers more say in the business: all borrowers are actually owners and this is why you may have found Farm Credit so refreshing. All your fellow borrowers want to see you succeed. Failures hurt everyone in the system. My wife and I, as we get ready to retire, have done what you suggest. We bought 4 acres in rural AZ at 4500 feet. We hope to grow as much as we can on it and like you we should start a roadside stand. So far we have put in a well, a pump, and sufficient solar to run it all. We should look into the grants you talked about. My sons are in their 20’s (CPA and Electrical engineer) and I have to wonder how they would ever meet someone like you. Praying for God’s help.

We’ve had a lot of new farm startups shut down within 5 years in Kentucky. Priorities for most people are new vehicles, vacations, stuffing their garage, outbuildings and storage rentals full of “stuff”. Paying more to eat healthy- not a priority. Good luck.

There are some additional benefits to being part of farm credit. I can't speak for all states, but in South Carolina if the interest rates decrease they will do a simple interest rate adjustment document and your mortgage rate is then modified to the new lower rate. Its very simple and easy, and its not refinancing - its simply a rate adjustment. Also after you have been a member for a few years you will start receiving rebates based on the profitability of your farm credit system. This is based on their profitable and how much you paid during the year on your loan. In my case this averaged out to be about the same as one monthly payment each year. You're actually sharing in the profits by receiving a share of the profits. Farm Credit is a great asset to rural land owners!

There's a plethora of knowledge to learn and a wealth of information out here that we as Americans don't even know about. Something as basic as owning land because of the everyday corporate and blue collar rat race we're in in the cities. For thousands of years, since Bibilcal times for instance, men and women have been irrigating and cultivating land as are people today, and they're much less stressful.

When I bought my first house, interest was 10%. It sure dropped a lot as I refinanced through the years. But if the numbers work out at high interest, the numbers work.

Thanks so much for the information you provided! I wasn't aware of the Farm Credit system and it might be very helpful toward achieving my goals on my 10 acres of mixed wooded and ag property. I'm looking at finding financing for a permanent house and ag tools (e.g., tractor) and this resource sounds like a viable option.

I think there’s a new fad going on where influencers are buying little properties for way too much money and then making the payments by talking about the silly little stuff they do on their silly little homestead when in reality without the outside income from influencing or a high powered town job they could never make it work, and because of this it will inflate the prices of little properties even more because all their followers will envy them and want to do the same thing and go out and also buy a piece of ground for way too much money

You could breed dogs on that property also. My friend was getting into it, but his marriage fell apart. I can't recall how much each puppy would sell for, but I thought it was a lot.

I'd be interested in hearing how well you do with your pumpkin stand. I remember going through pumpkin patches as a kid around this time and it was fun. I've just been amazed at what some women have been able to accomplish alone in a gardening/farming capacity.

I would rent an acre from Alexandra to grow a specialty crop like small white pumpkins. 300 a month or half of the profit. Should profit 10.

Lending on land is not risky. Assume the land has a market value of $500k and they require 25% down. You give the bank $125k down, they lend you $375k at 9% plus their loan fees. So if you default in 5 years, they keep your $125k, take the land back along with any improvements, and then they resell the land for $500k. There isn’t even a structure that you can damage and drastically reduce the value of their asset.

If youre into agriculture or are a farmer, the last thing you want is getting the government involved with what youre doing w/ your land. Just buy a small piece of land, you could yield a lot of crops with quarter acre.

What are the taxes? What are all the crops your going to grow? Do you talk to the other farmers in your area? You should interview some with good questions.

For myself, I need a min of 20 acres to have the room to grow food for my family, to sell, room for the animals in want to raise for my family and to sell, along with room to grow the food necessary to feed these animals and I will need room for my modest home, barn and other outbuildings plus onsite businesses that my family will be running.

Thanks for the information. You’re the first one I’ve heard mention farm credit. Definitely going to contact them. Could you do a video with more information on how you chose your land and what due diligence you had to do prior to purchase? Did it already have a well? Did you need to have electrical run? What about sewer/septic? Thanks!

Yes, please do a video on the full financing. How much it cost you how much you had to start with. Most people don’t have a huge savings. Would like to know how to make it a reality based on how much you had to start with.

Farm Credit is a new source for me so thank you, however Im not understanding how they are different than a typical bank wanting 20% down? Less stringent on credit scores? Speed of closing?

They aren't a credit union. You can't open a checking or saving account with them. They just make loans. I financed 5 acres of residential zoned land from them in 2020. They sent me a check in 2021 for all my interest I paid that year because they made a profit that year. A dividend repayment. I was shocked when I called to ask what the hell?

Great advice! I need to look into some of the grant programs for planting trees. I just moved into 16 acres in Stillwater and have been trying to grow all kinds of fruit trees. (The deer have been a bit of a problem though)

Curious: have you considered keeping chickens, ducks, rabbits, etc for pest control, compost potential, etc for your farming? Putting in a pond for wildlife conservation and also for watering crops? May I recommend looking into permaculture principles (swales, etc) for maximizing water collecting and usage. You won't regret it. Following your journey closely. Thanks for all the info you're sharing. I don't know what substack is, but I'll look into it.

See... That's the thing. You're smart! I.... I am not. I've had problems with banks and I've been let down by family. I'm a mechanic by..... Birth, I don't understand half the things you've said. I CAN drive the tractor, I can fix the tractor, and I could produce with the tractor..... I just cant figure all this bank crap out. And honestly I'm just sick of being taken advantage of. Thank you.

Did you ever do a video on what microgreens you're gardening? At first, I wanted to own some sort of land but learning from you that I can just rent a piece of land for less, this might be the way to go. I am thinking with the space I have to make it work on some external power, then I can start raising smaller animals like fish and a micro garden in the basement fully automated. Thank you very much for the videos.
