We did this in NH years ago (Dover/Rochester area). We bought a duplex with a mortgage of $800/month. The upstairs tenants paid $900/m in rent, so we lived free in house #1. Then we moved to a triplex with tenants in place paying $800 upstairs and $400 downstairs. That covered the $1000 mortgage plus a little more, so we lived free in house #2, rented out the bottom of house 1, and profited $900/month. We bought a duplex with a mortgage of about $1500 but we rented out upstairs for $800. The $1100 profit from houses 1 & 2 covered more than we needed for us to make the mortgage on house #3. Now we had a basement, good sized yard, and we were in a great neighborhood full of kids the same age as ours. This was from 1999 to 2003. In the process, we also bought a duplex in Somersworth that was fully rented on both sides. We painted the porch, took down an unsightly bush, and sold it to a friend who wanted it for a $15000 profit after only owning it for about 60 to 90 days. I miss those days.

All of what you and your wife have been able to accomplish is quite astounding, especially at such a young age! Kudos to you both! I learned of your KZbin channel during Covid and began making some serious life changes including decluttering and being more intentional about my purchases. I’m a strong believer in the “work smarter not harder” philosophy, however trying to put that into actual practice can be tricky. I’ve become very interested lately in learning all I can about how to make more disposable income, save more for retirement, investing, etc. and I really enjoy and benefit from your content. House hacking and having rental properties is a very interesting concept to me and I am only just learning. Obviously I know this can be a very lucrative strategy for gaining money. And this is probably a silly question, but what happens if the renters don’t pay? Are you covered in some form or fashion? I could see where this could be a major problem, especially if you had multiple properties where the renters weren’t paying.

Not bad where we live 2- 3 bedroom apts are 2500- 10, 000 a month .A house like that would be 850, 000 to 1 million or over! Are state is not affordable but lots of ppl do flip houses here. It's def a lot of work .

Congrats man, that's dope! One thing I will say that grinds my gears is when people simply refer to rents - mortgage payments (PITI) as cash flow, because it's misleading for potential investors. Still need to account for any shared utilities and most importantly expenses like maintenance, capex, and vacancy. That should be at minimum 15% of gross rents I would say, 20% more conservatively. And if using property management add another 10% to that. Not sure if you were doing that with your numbers but either way, kudos.

Minimalism is about getting rid of the things that hold you back from unlocking your full potential. It's not about deprivation. He has 3 properties so he can build a life he wants to live, that means he made sacrifices minimizing the money he spent on frivolous luxuries, and building multiple income streams so he can reach financial independence now instead of delaying his desired lifestyle until he's 70. Minimalism is about getting rid of things you don't need or enjoy, so you can make room for the things worth having.

Your house hacking videos were great but need some new ones as all the previous information ( 3 years ago or even 1 year ago) just isn’t the same in this new ‘norm’ world…also I guess you’re really addressing an American ( white male, middle income ) audience. This would not be a realistic or literally physically safe for most females). In my country, Canada ( city) there is no housing for $200.000. It absolutely does not exist. There is actually nothing under $500K. Not a dump, a condo, NOTHING! Most young people if they aren’t living with their parents might live in a van or RV. The majority of people in my country are now skipping meals to try to afford gas to get to work. I would love to see you do a video based on other areas of your country or especially in Canada and if you could find a single female who you know who has done what you have..I’d like to see that example.
